External mastic in the Shetland Islands: how it works
External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We take the old material out and do it properly. Typical jobs include failed sealant between panels on a façade and rigid filler in a joint that should flex, across render & cladding joints, concrete & block and brickwork movement joints.
Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. It generally takes anything from a few hours to several days, depending on the building.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.

What’s near Lerwick
Around Lerwick, our work takes us to homes and buildings near St Margaret's Roman Catholic Church, Grand Hotel and Anderson High School. A little further out are Gilbert Bain Hospital (under half a mile south) and Shetland Museum (less than half a mile north-east). Green spaces nearby include Setter Hill and Clickimin Loch.
Outside joints across the Shetland Islands
The Shetland Islands has everything from period brickwork to rendered and clad modern buildings. The joints between different materials are the usual weak points.
Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. The Shetland Islands is part of the area we cover across Scotland. The Shetland Islands includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are usually the first to need attention.
Lerwick: For site and facilities teams at buildings such as Anderson High School, its movement joints, gutters and trims need looking after like any other building’s. If you live in an older home near St Margaret's Roman Catholic Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.
Why deal with it now?
A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them.
Comparing quotes
- Which sealant they’ll use, and why
- What the quote includes, VAT included or not
- What insurance they hold
- How long to leave it before use
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Check the sealant is paintable before painting near it
- Clear growth from the base of walls and joints
- Act on the first splits you see
- Never let anyone fill a movement joint with mortar
Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.
An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick which cost more to put right than the joint.
Landlord and commercial work in the Shetland Islands
We work for landlords and letting agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
What affects the cost of external mastic
Call for a quick quote. What matters most is:
- The size of the job
- Any mould that needs treating
- Whether old sealant or filler has to be cut out
- The number of rooms or windows
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
Helping us quote
There’s no need for technical detail. It helps if you can tell us:
- If it’s domestic, commercial or a hotel
- Roughly how big the job is
- Where the job is, and your postcode
- Whether it has been sealed before
We don’t publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To arrange one, email us at info@mrmastic.co.uk.
Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
A DIY attempt does not rule out a professional job. We cut it out and start again.
The Shetland Islands: your questions answered
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
How long will you be here?
That depends on how much there is to do, but as a guide it takes a few hours for a handful of joints, longer for a whole elevation. We will give you a better idea when we quote.
Do you take out the old sealant first?
Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
Are you fully insured?
Yes, we are fully insured for domestic and commercial work.
Why is there a gap in my brick wall?
Walls move with heat, cold and moisture, so long walls have planned gaps to take that movement. The gap is sealed with a flexible sealant over backing rod.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.
When is the sealant fully cured?
Cure times vary by product. Before we leave, we will tell you the cure time.
