Bathroom resealing in ZE3: how it works
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across ZE3. We are fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. We are often asked to deal with splits where the tray meets the wall and lumpy, uneven sealant from a DIY attempt, on baths, sinks & splashbacks and shower trays & enclosures.
Before we leave, we go over the finished joints with you. The visit itself generally takes a morning or an afternoon for most single baths and showers, depending on the size of the job.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Around Hestingott
Around Hestingott, our work takes us to homes and buildings near Cross Kirk. Nearby you’ll also find Shetland Crofthouse Museum (1.7 miles north-east). For a walk, there’s Sumburgh Head RSPB reserve and Loch of Huesbreck.
Where we work in ZE3
Homes across ZE3 range from older properties to new builds, with plenty of rented property in places like Hestingott, Scatness and Toab. Sound sealant and clean grout keep water out and rooms looking cared for.
We work across all of Scotland, from the cities to the islands, and ZE3 is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast. Parts of ZE3 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are normally the first to need attention.
Hestingott: For an older house near a landmark such as Cross Kirk, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Around Hestingott, as everywhere, bathroom resealing is only as good as the preparation behind it.
Work for landlords, hotels and businesses
For anyone letting property in or around ZE3, jobs at different addresses can go on one quote. Send us the addresses and the work at each.
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
Common problems we fix in ZE3
Black mould is behind a lot of resealing. Steamy rooms that do not dry out give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.
It’s worth asking for a quote if you see:
- Water getting behind the bath panel
- Shrunken sealant along the back of a worktop
- New sealant laid over old sealant that is now lifting
- Water escaping at the shower enclosure
Looking after it afterwards
Aftercare is simple:
- Wait for the cure time we give you
- Do not leave water standing on kitchen joints
- Keep the fan on for a while after bathing
- Wipe the sealant dry after showering
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. A dry joint lasts longer.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.
Different surfaces, different methods
Shower trays & enclosures
If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and if the tray needs refixing, we will say so.
Wet rooms
Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.
What affects the cost of bathroom resealing
We don’t publish a price list, because no two jobs are the same. What we look at:
- Any working-time requirements on site
- The old material and how stubborn it is
- The product the joint needs
- Access and height
Combining jobs into one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- If someone has resealed it before
- The address or postcode of the job
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
For bathroom resealing in ZE3, drop us a line at info@mrmastic.co.uk. Tell us what the problem is and where, and we’ll agree the price before any work begins.
ZE3: your questions answered
Can I do it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Do you come to ZE3?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes ZE3.
Will the old sealant be removed?
Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.
How long does it take to reseal a bath or shower?
It takes a couple of hours for a single bath or shower. You will know how long to expect before we start.
Do you work for hotels and businesses?
Yes, regularly. We can plan bigger jobs in stages to suit the site.
Is there any odour?
Some sealants have a smell while they cure. Ventilation helps.
