How remedial sealant works in the Shetland Islands
Two decades of sealant work means we recognise most failures quickly. We are ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. Typical jobs include thick, messy sealant smeared over tiles and dark patches showing through the sealant, on mouldy bath & shower sealant, botched or over-sealed joints and failed movement joints.
There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a few hours, depending on how many layers have to come out for a typical job.
- First we work out whether the problem is the sealant, movement or a leak.
- Each layer is cut out and the residue cleaned off.
- Mould is treated and the joint dried.
- The right product goes in, with backing where the joint moves.
- We finish neatly and point out anything that needs another trade.
What affects the price in the Shetland Islands
What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

Local landmarks in Lerwick
We work in homes and buildings around St Margaret's Roman Catholic Church, Grand Hotel and Anderson High School. Well-known places in the area include Gilbert Bain Hospital (under half a mile south) and Shetland Museum (under half a mile north-east). Green spaces nearby include Setter Hill and Clickimin Loch.
Bathrooms and kitchens across the Shetland Islands
Across the Shetland Islands, from Lerwick, Sound and Scalloway outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. The Shetland Islands is part of the area we cover across Scotland. Parts of the Shetland Islands are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.
Lerwick: If you live in an older home near St Margaret's Roman Catholic Church, walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Anderson High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
When it is not the sealant
We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:
- A bath, tray or worktop that moves until it’s properly fixed
- Failed tanking or loose tiles behind the sealant
- Sealant in an older building that needs testing for asbestos first
Quotes for remedial sealant in the Shetland Islands
Every job gets its own quote. This is what makes a difference:
- Whether the work is at height
- How many areas need sealing
- The size of the job
- Mould in or behind the old joints
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
What we need to know
When you call or email, it’s useful to know:
- Where the property is
- If it’s domestic, commercial or a hotel
- How many joints, rooms or windows are involved
- What’s wrong with the joints now
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. Whenever you’re ready, email us at info@mrmastic.co.uk.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Run the fan after every shower
- Don’t add new sealant on top of old
- Find out why the sealant failed first
- Do not wait for a small gap to become a leak
If we have found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.
Signs to act on: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.
Why deal with it now?
A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing normally puts it right. If they’re not, we will tell you.
Questions to ask before booking
- Whether VAT is included
- Whether they’re fully insured
- What happens if the job turns out different
- Which sealant they’ll use, and why
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
The Shetland Islands questions
Can you strip sealant from an acrylic tray safely?
Yes. Residue is removed with a product suited to the surface rather than scraped hard.
Is remedial work guaranteed?
Yes, with our one-year guarantee. If we’ve pointed out another problem, getting it fixed helps the new joint last.
Do you work for letting agents?
Yes. As well as householders, we work for landlords, agents, businesses and hotels.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
Can I do it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
How long should I leave it?
Cure times vary by product and the temperature. We tell you how long to leave it before we go.
Someone sealed over the old bead. Can you fix it?
Yes. Stripping layered sealant takes longer than a normal reseal, but it’s what makes the new bead last.
