What affects the cost of remedial sealant

You’ll get a clear quote before any work starts. It’s based on:

  • How much there is to do
  • The product the joint needs
  • The old material and how stubborn it is
  • The number of rooms or windows

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk.

Asking for a quote

When you call or email, it’s useful to know:

  • Where the job is, and your postcode
  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • Pictures of the joints, sent by email

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before work begins.

About our remedial sealant in Sound

Getting old sealant out properly is slow, careful work. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. New sealant only bonds to a clean, dry joint. Common call-outs are for decorators’ caulk around a bath or shower and leaks that keep coming back after resealing, on failed movement joints, leaking tray & enclosure joints and botched or over-sealed joints.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Big or small, it’s backed by our 12-month guarantee.

The process

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a few hours for a typical bath or shower, longer where several layers have been applied. For a place like Sound, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

How to prepare

  • Move anything stored near the joints
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention if the joints have been sealed before

Leave it or put it right?

DIY removal often leaves scratches and a film of residue, and the residue left behind stops the next bead bonding. Careful stripping is where most of our time goes. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

Sound: your questions answered

Will you come out to Sound?

Yes, Sound is covered. Our work covers the whole of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you work in hotels near Sound?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Does remedial work come with a guarantee?

Yes, for 12 months. Where we’ve flagged another fault, it needs fixing for the joint to last.

Can you strip sealant from an acrylic tray safely?

Yes, with care. The old bead is cut and lifted with tools that suit the surface, then clean off the residue. Any existing damage is pointed out before any work starts.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Can you remove sealant that’s been put over old sealant?

Yes. We cut out all the layers and clean off the film, then the joint is resealed once.

What we are called out for in Sound

Some joints fail because water is reaching them from behind. A leaking valve, a failed waste or cracked grout feeds water behind the bead, so the silicone goes mouldy or lets go.

Signs it’s time to call us include:

  • Smears and lumps from a botched reseal
  • Movement joints that have split or pulled away
  • Leaks that keep coming back after resealing
  • Caulk or the wrong sealant used in a wet area

If you look after a building such as Anderson High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What to look for in a quote

  • Whether they seal over old material or remove it
  • How long the guarantee is
  • What the cure time is
  • Whether the sealant suits the joint

How to choose a mastic man

How the job changes by surface

Movement & expansion joints

Bonding on three sides is a common reason movement joints tear. Backing stops that, letting the sealant flex between the two faces.

Leaking trays & enclosures

A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. Both are checked before we reseal.

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Keep movement joints clear of mortar and paint
  • Keep bleach and abrasives off the bead
  • Don’t wait for a small gap to become a leak
  • Air the bathroom so the sealant can dry

Watch the joint over the first few weeks, especially if movement was the problem. If anything changes, just email us at info@mrmastic.co.uk.

A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.

Sound is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can.
