Need remedial sealant in Heogan?

Landlords, agents and businesses in Heogan

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

About our remedial sealant in Heogan

If a joint fails again and again, something is causing it. A tray that moves, a worktop that is not fixed, the wrong sealant or water getting in elsewhere will beat any new bead. Finding that cause comes before any new sealant. We work on expansion joints, botched or over-sealed joints and leaking tray & enclosure joints, and people most often call us about wide, uneven beads that look worse than the old ones and sealant that came away because the surface wasn’t prepared.

For a place like Heogan, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

A 12-month guarantee comes as standard, so you’re covered after we have gone.

How the visit works

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and tidy away. It normally takes a few hours for most joints, depending on how much old sealant has to come out. Outdoor work around Heogan depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

How to prepare

  • On commercial sites, let us know about site rules
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about access, such as stairs, a lift or high-level joints

Related advice

Looking after it afterwards

Aftercare is simple:

  • Clean sealant with mild products only
  • Always have old sealant cut out, not covered
  • Ask why a joint failed before redoing it
  • Have loose fittings fixed before resealing

Leave the new joint to cure fully before it gets wet or moves: normally around 24 hours, or as long as we advise.

Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into whatever is behind or below. Sorting it early limits the damage.

What the job involves on each surface

Movement & expansion joints

A sealant stuck to the back of the joint cannot stretch. Backing rod or bond-breaker tape prevents it, letting the sealant flex between the two faces.

Mouldy bath & shower sealant

Repeat mould normally points to a damp, poorly aired room. Along with resealing, we’ll mention if the room needs better ventilation.

Heogan questions

Do you work for hotels and guest houses in Heogan?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Do you cover smaller places like Heogan?

Yes, we do. Our work covers the whole of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Do you guarantee remedial jobs?

Yes. Every job comes with our one-year guarantee.

Can you do several jobs on one visit?

Yes. Just list everything you need and we’ll quote it together.

Where are you based?

Mr Mastic is based in Crawley. We cover Heogan and the rest of the Shetland Islands, along with the rest of our area.

When it isn’t the sealant

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Failed tanking or loose tiles behind the sealant
  • Plumbing leaks behind walls or under trays
  • Cracks in the fitting rather than the joint

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What we seal

  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Expansion joints

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

What we are called out for in Heogan

All sealant wears out eventually. Mould grows into the silicone, the surface hardens and the bead shrinks, faster where ventilation is poor. At that point it has to come out.

Signs it’s time to call us include:

  • Kitchen joints letting water behind the worktop
  • A second bead peeling off the first
  • Repeat leaks from the same joint
  • Movement joints that have split or pulled away

If you live in an older home near St Margaret's Roman Catholic Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Questions to ask before booking

  • What guarantee comes with the work
  • Whether VAT is included
  • Whether all the old sealant comes out first
  • What happens if they find a problem under the old sealant
