Regrouting for Heogan homes and businesses

Heogan homes and their sealant

Heogan is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you look after a building such as Anderson High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as St Margaret's Roman Catholic Church, walls and floors in older homes can move, and sealant and grout show it first.

Heogan is in the Shetland Islands. If you need regrouting in Heogan, please send an email to info@mrmastic.co.uk for a quick quote. We’re based in Crawley and cover the Shetland Islands. 63 places in the Shetland Islands are on our list, from the larger towns to small villages.

Regrouting for homes and businesses in Heogan

Our applicators rake out the old grout to an even depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, and the corners get fresh silicone. We’re often asked to deal with grout that stays dark however much it’s cleaned and floor grout that has worn and darkened, on bathroom wall tiles, tiled floors and wet rooms.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Your questions about regrouting in Heogan

Do you work for hotels and guest houses in Heogan?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Is Heogan within the area you cover?

Yes, we do. We work across all of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.

Where are you based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Is resealing included with regrouting?

Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so we renew both and include it in your quote.

Do you remove the old sealant?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

What does regrouting cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

How long should I wait before showering?

Before we leave, we will tell you how long to wait. The grout and sealant both need to cure before they get wet.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme.

Quotes for regrouting in Heogan

We don’t publish a price list, because no two jobs are the same. What we look at:

  • How much old sealant there is and how hard it is to remove
  • Access and height
  • Which sealant suits the joint
  • Mould in or behind the old joints

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • Whether it’s a home or a business
  • Whether it has been sealed before
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

What the job involves on each surface

Corners and edges

Internal corners move, so we seal them rather than grout them.

Shower walls

Shower walls get wet every day, so grout there works hardest. It’s often the first place grout washes out.

When it is not the sealant

It helps to know what we cannot do too:

  • Failed tanking or waterproofing under the tiles
  • Movement in a stud wall or floor
  • A leaking shower valve or waste

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • Shower walls
  • Bathroom floors
  • Kitchen splashbacks
  • Bathroom wall tiles
  • Wet rooms
  • Tiled floors

What happens on the day

The work is kept neat and contained to the area we’re working on, so you can get on with your day. The job usually takes a few hours for a shower enclosure, longer for a whole room, and we tell you how long to leave it before we go. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we agree what’s being done and flag any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. Dust is cleared from every joint.
  4. We grout the joints and wipe the tiles clean.
  5. We renew the silicone at the corners and edges.

How to prepare

  • Mention any tricky access
  • Tell us if parking is tricky
  • Move anything stored near the joints

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Avoid neat bleach and strong acid descalers on grout
  • Clean with a soft brush, not anything metal
  • Wipe or squeegee the shower walls
  • Keep the fan on after showering

Wipe the tiles down after a shower keeps water off the grout. Run the extractor fan or open a window to help it dry out.

Cracked grout does not stay cracked for long. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
