How regrouting works in the Shetland Islands

Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. We rake it out and replace it and renew the silicone at the edges. We are often asked to deal with floor grout that has worn and darkened and grout that makes sound tiles look old, across tiled floors, bathroom floors and kitchen splashbacks.

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours for a shower enclosure, longer for a whole room from start to finish.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Local landmarks in Lerwick

Locally, jobs take us to homes and businesses close to St Margaret's Roman Catholic Church, Grand Hotel and Anderson High School, among other places. Other landmarks nearby include Gilbert Bain Hospital (less than half a mile south) and Shetland Museum (less than half a mile north-east). Not far away are Setter Hill and Clickimin Loch.

Bathrooms and kitchens across the Shetland Islands

Our regrouting work across the Shetland Islands covers homes, rentals and businesses, from Lerwick, Sound and Scalloway to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.

The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. Sealants for jobs in the Shetland Islands are chosen with that in mind. Coastal guest houses and holiday lets in the Shetland Islands can see heavy use in busy months, so their sealant and grout wear faster than most, and the weather is hard on the outside too.

Lerwick: If you look after a building such as Anderson High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as St Margaret's Roman Catholic Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Landlord and commercial work in the Shetland Islands

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

For anyone letting property in or around the Shetland Islands, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and pictures by email help.

Surface by surface

Wet rooms

In a wet room, the whole floor gets wet, so good grout is important. We check for loose tiles before starting.

Kitchen splashbacks

Kitchen grout collects grease and food splashes. Once it’s stained, new grout is often the only fix.

Signs you need regrouting

Grout is porous, so water, soap and grime soak into it. Over time it stains, softens and starts to crumble, especially in a shower that’s used every day.

Signs it’s time to call us include:

  • Grout that stays dark however much it’s cleaned
  • Corners filled with grout instead of silicone
  • Old grout in a dated colour
  • Crumbling grout between the tiles

Why deal with it now?

Grout pens and paint-on colourants only cover the surface. They will not fill gaps or keep water out, and stains can show through again. Raking out and regrouting replaces the grout itself.

Questions to ask before booking

  • What preparation is included
  • How hidden problems are handled
  • What the cure time is
  • Whether you can choose the colour

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Questions from the Shetland Islands

Do you work for landlords and businesses?

Yes, often. We can quote for several properties at once, and between tenancies is a good time for the work.

Do you have insurance?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

How long does regrouting take?

As a guide, most jobs take a few hours for a shower enclosure, longer for a whole room. Larger jobs naturally take longer, and we will tell you how long to expect.

What goes in the corners, grout or silicone?

We use silicone in corners and along edges. Grout in a moving joint soon cracks.

How do I get a quote for regrouting in the Shetland Islands?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint.
