Regrouting in Clate, Shetland Islands
Raking out old, cracked or stained grout and regrouting tiled walls and floors for homes and businesses in Clate and across the Shetland Islands. Fully insured, ARBOMaster approved and guaranteed for a year.
- Good tiles let down by tired grout
- Cracked grout along the bath or tray
- Splashback grout that has darkened
What happens if it’s left?
Colouring the surface of old grout is a quick cosmetic fix. They don’t fill cracks or stop water and stains often come back through. Raking out and regrouting replaces the grout itself. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Regrouting for homes and businesses in Clate
Grout is the filler between your tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. We rake it out and replace it and renew the silicone at the edges. We work on bathroom wall tiles, kitchen splashbacks and tiled floors, and people most often call us about grout in a colour the owner wants to change and grout in corners that has cracked.
In and around a place like Clate, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

Clate questions
Is there a guarantee on regrouting in Clate?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Can you do regrouting in Clate?
Yes. Our work covers the whole of Scotland, and Clate is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.
Do you have insurance?
Yes. Full insurance covers our work.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.
How long will you be here?
Typically it takes a few hours, or longer for a fully tiled room. Larger jobs naturally take longer, and we will say how long yours will take.
Do you reseal at the same time?
We generally do. New grout beside old sealant wouldn’t look right and wouldn’t keep water out.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and you will get one quote.
When it isn’t the sealant
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Failed tanking or waterproofing under the tiles
- Tiles that have come away from the wall
- Water coming from plumbing rather than grout
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

How it works
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours, or longer for a fully tiled room. For a place like Clate, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check the tiles for any that are hollow or loose.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- Silicone goes into the corners and along the edges.
How to prepare
- Move anything stored near the joints
- On commercial sites, let us know about site rules
- Try not to wet indoor joints just before the visit

Advice
Aftercare tips
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Clean grout with a mild bathroom cleaner
- Keep harsh bleach and acid cleaners off the grout
- Have loose tiles looked at early
- Check the corner silicone every few months
Clean the grout with a mild bathroom cleaner with a soft brush. Keep harsh bleach and acid limescale removers away from it, as they can break grout down.
Leaving failed grout can mean tiles come loose. Once that happens, regrouting won’t fix it so early action pays.
Regrouting around Clate
Clate is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
Around Clate, as everywhere, regrouting is only as good as the preparation behind it. For jobs in and around Clate, choosing the right material for each joint is as important as a tidy finish.

What affects the cost of regrouting
Your quote is based on your job. We take into account:
- How many rooms, windows or areas are involved
- The size of the job
- When we can work, for business premises
- Whether the work is at height
The cost depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.
What we need to know
Photos by email are helpful but not essential. Try to tell us:
- If someone has resealed it before
- Roughly how big the job is
- What’s wrong with the joints now
- If it’s domestic, commercial or a hotel
Asking for a quote is easy: let us know what needs doing and where. A few pictures by email make the job easier to understand.
Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
