Regrouting in Brae
Changing the grout colour is a simple way to update tiles. You might go from white to grey or back again. Just mention the colour you’d like when you send an email to info@mrmastic.co.uk. We’re often asked to deal with dirty, worn grout on a tiled floor and greasy, stained grout behind the hob, on bathroom wall tiles, kitchen splashbacks and bathroom floors.
Bathrooms in smaller places like Brae work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Whatever the size of the job, it’s backed by our one-year guarantee.

Questions from Brae
Do you cover smaller places like Brae?
Yes, we do. We work across all of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is regrouting in Brae guaranteed?
All our work, in Brae and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Could my grout be a different colour after regrouting?
Yes. Many customers do. A darker grout hides marks better and lighter grout gives a fresher look.
Can you quote for more than one area?
Yes. Just list everything you need and we’ll quote it together.
What goes in the corners, grout or silicone?
Internal corners and edges are sealed with flexible silicone. Grout in a moving joint soon cracks.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Can new sealant go over the old?
No, it won’t last. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.
Can I do it myself?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
How it works
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take anything from a few hours to a full day, depending on the area. Outside jobs in Brae need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First we agree what’s being done and flag any loose tiles.
- Grout is raked out without chipping the tiles.
- Dust is cleared from every joint.
- We grout the joints and wipe the tiles clean.
- We renew the silicone at the corners and edges.
Preparing for the visit
- Clear items away from the joints we are working on
- Let us know if you’ve seen damp or leaks
- Tell us about any previous sealing or DIY attempts
How to get a quote
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
Related advice
When to call us in Brae
Poor ventilation keeps grout damp, giving mould a place to grow. When black spots keep returning, the mould has usually got into the grout.
Signs it’s time to call us include:
- Old grout in a dated colour
- Grout that makes sound tiles look old
- Floor grout that won’t come clean
- Cracked grout along the bath or tray
Whether the job is in Brae itself or nearby, the right material for each joint matters as much as a neat finish.

Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Use a soft brush rather than a wire one
- Open a window or run the fan to clear steam
- Use gentle cleaners on grout
- Rinse soap off the tiles after each shower
Leave the area unused for as long as we advise, so it cures fully. From then on, a quick rinse after showering helps and let the room air.
Fixing grout early is a small job. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.
Bathrooms and kitchens in Brae
Brae is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Around Brae
For a walk, there’s Houlls Water.
Surface by surface
Shower walls
Shower walls get wet every day, so grout there works hardest. It normally fails first.
Bathroom floors
Cracked floor grout can point to movement underneath. We look for loose tiles first.
Why deal with it now?
Grout pens and paint-on colourants only cover the surface. They do not fill cracks or stop water and stains often come back through. Raking out and regrouting replaces the grout itself. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.
