How we handle regrouting in Sandness
We check the tiles before any grout comes out. Loose or hollow tiles are pointed out first, because regrouting won’t fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. We work on bathroom wall tiles, wet rooms and tiled floors, and people most often call us about grout stained black or orange that won’t clean and cracked grout along the bath or tray.
For a place like Sandness, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

For landlords and businesses
Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
What affects the cost of regrouting
There’s no set price list, because jobs vary so much. The quote depends on:
- Access and height
- The product the joint needs
- The size of the job
- The number of rooms or windows
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What we need to know
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- If someone has resealed it before
- Where the job is, and your postcode
- Access, such as stairs, a lift or height
- Pictures of the joints, sent by email
We quote each job on its own. Simply email us at info@mrmastic.co.uk and describe the job, and pictures are welcome.

About regrouting
DIY versus a professional finish
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
The process
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes anything from a few hours to a full day, depending on the area for a typical job. Somewhere like Sandness may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- Every tile area is checked for hollow or loose tiles first.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- We finish with silicone in the moving joints.
How to prepare
- Mention any leaks or damp you’ve noticed
- Mention any sign-in or site rules at work premises
- Tell us if parking is tricky

Advice
Sandness: your questions answered
What guarantee comes with regrouting in Sandness?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Can you do regrouting in Sandness?
Yes, Sandness is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
Could my grout be a different colour after regrouting?
Yes. It’s the ideal time to change it. Tell us the colour you’d like when you ask for a quote.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
What if some of my tiles are loose?
If tiles are loose, something behind them has generally failed. Grout on its own will not fix that and we’ll say so before going ahead.
Do you work for letting agents?
Yes, we do. We work in homes, commercial premises and hotels, and we are fully insured.
Is it possible to regrout only the shower area?
Yes. A lot of our jobs are only the shower, or the area where the grout has gone.
Bathrooms and kitchens in Sandness
Sandness is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Around Sandness, as everywhere, regrouting is only as good as the preparation behind it. If you live in an older home near St Margaret's Kirk and Graveyard, walls and floors in older homes can move, and sealant and grout show it first.

Honest limits
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- Water coming from plumbing rather than grout
- Waterproofing that has failed below the tiling
- Tiles that are loose or hollow behind
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
Joints and surfaces we work on
- Tiled floors
- Wet rooms
- Shower walls
- Bathroom wall tiles
- Bathroom floors
- Kitchen splashbacks
Looking after it afterwards
Aftercare is simple:
- Do not ignore a tile that feels loose
- Rinse the tiles after showering
- Open a window or run the fan to clear steam
- Stick to mild products for cleaning grout
Wipe the tiles down after a shower stops soap and water sitting on the grout. Run the extractor fan or open a window so the grout dries between uses.
Small problems with grout are quick to put right. Left, the same problem can let water through, so get it looked at when you notice it.
How the job changes by surface
Corners and edges
The joint between tiles and a bath, tray or worktop gets silicone. Grout there would crack.
Bathroom wall tiles
Splash areas around basins and baths stain first. We can regroute just those areas or the whole wall.
