Sandness: your questions answered

Does living near the coast affect external mastic in Sandness?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Will you come out to Sandness?

Yes, Sandness is covered. We work across all of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you have insurance?

Yes. Full insurance covers our work.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

When will the joints need doing again?

That varies with the weather the wall faces, how much it moves and the sealant used. Treat it as a maintenance item and look at it yearly.

Can landlords and businesses book you?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.

Can you match the colour of my brickwork?

Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We choose the closest to your brick or render.

Do you work at height?

It depends on the building. We work on joints that can be reached safely. Give us some details and we will confirm the access.

About our external mastic in Sandness

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. We work on copings & trims, concrete & block and brickwork movement joints, and people most often call us about damp patches traced to an open external joint and panel joints letting water in.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

Landlord and commercial work in Sandness

Landlords and letting agents in Sandness can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Walls and rooflines in Sandness

Sandness is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Around Sandness, as everywhere, external mastic is only as good as the preparation behind it.

Sandness is in the Shetland Islands. Wherever you are in the ZE2 postcode area, our applicators can take on external mastic. Sandness is one of 63 places in the Shetland Islands we cover for external mastic.

Island and remote addresses take a little more planning, so please mention your location when you drop us a line at info@mrmastic.co.uk.

What affects the quote in Sandness

You will get a clear quote before any work starts. It takes into account:

  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints
  • The number and length of the joints
  • Whether the work is at height

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Asking for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • A few photos by email, if you can
  • What’s wrong with the joints now
  • If someone has resealed it before
  • Any access issues, like height or stairs

Getting a quote is simple: let us know the job and the location and its rough size. A few photos by email make the job easier to understand.

When to call us in Sandness

UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the next time the wall moves, it splits or pulls away.

Any of these means the joints need attention:

  • Water getting into walls through failed joints
  • Joints where the bead has come unstuck
  • Movement joints with cracked, split or missing sealant
  • Movement joints filled with mortar instead of sealant

In the older streets around St Margaret's Kirk and Graveyard, an extension built onto an older house moves differently, and the joint between them takes the strain.

What to look for in a quote

  • Is the old sealant removed completely?
  • Which sealant they’ll use, and why
  • How hidden problems are handled
  • How much experience the applicator has

How to choose a mastic man

Why it’s worth doing now in Sandness

Sealing over the top of old mastic does not hold for long. New sealant doesn’t bond well to old, weathered sealant, so we always take the old sealant out. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

The cost reflects the work involved, not guesswork. That’s why we ask about the job first and agree the price before starting.

Why Sandness clients choose us

  • Anti-fungal sanitary silicone in wet areas
  • We’re fully insured
  • Rated 4.9 stars on Google
  • A sealant colour to suit the surroundings

Take a look at our cost guide or our reviews.

What we can’t put right

In fairness, there are a few things sealant will not fix:

  • Subsidence or other structural problems
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Cracked brickwork or render that needs a builder or plasterer

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Surfaces we seal

  • Joints between brick and frames
  • Render & cladding joints
  • Concrete & block
  • Façade panels
  • Copings & trims
  • Brickwork movement joints

How it works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a few hours for a handful of joints, longer for a whole elevation from start to finish. Somewhere like Sandness may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Mention any parking rules near the property
  • Tell us about any water getting in
  • Mention if the joints have been sealed before

How the job changes by surface

Render joints

Cracks along render joints let water in behind the coat. A sound joint keeps the render dry behind and helps it last.

Brickwork movement joints

Clay brickwork grows slightly over its life and moves with the weather. The movement joint takes that up, so its sealant has to stay flexible.
