Sand mastic for Sandness homes and businesses

Surface by surface

Brick reveals

Sand mastic is also used where timber frames meet brick. It gives a traditional finish.

Timber door frames

Sand mastic is used round timber door frames too. The method is the same as for windows.

Sand mastic in Sandness, done properly

A silicone bead around a sash window can look out of place and doesn’t suit the building. Sand mastic gives a finish that matches the age of the house, and we can replace one with the other. If you have open joints round the window box and cement or filler used on old window joints that has cracked, we can help, whatever the surface.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

Each job carries a 12-month guarantee, whatever its size.

The process

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours per window, depending on the condition of the joints, depending on the size of the job. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Why it’s worth doing now in Sandness

An open joint round the frame lets weather in. Water can get to the frame and the masonry so renewing it early protects the window. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

Common problems we fix in Sandness

Paint, silicone or cement used over old mastic causes problems. They do not move with the timber and we normally remove them.

Common reasons people contact us are:

  • Weathered mastic on the most exposed windows
  • Mastic that needs renewing before redecorating
  • Cement or filler used on old window joints that has cracked
  • A silicone bead on a sash window that spoils the look

Around Sandness, as everywhere, sand mastic is only as good as the preparation behind it.

Windows and doors in Sandness

Sandness is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

If you live in an older home near St Margaret's Kirk and Graveyard, the joint between an old wall and a newer frame is usually the first place rain gets in.

Common questions in Sandness

Does the coastal weather in Sandness affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Will you come out to Sandness?

Yes, we do. We work across all of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

When will the new mastic be hard?

A skin forms quite soon, but full hardening takes longer. We’ll tell you what to expect for your job.

What information do you need?

Tell us what needs doing and where, plus photos if you have them. If we need more, we’ll ask.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you have insurance?

Yes, we are fully insured for domestic and commercial work.

Can you replace silicone on a period window with sand mastic?

Yes. The silicone is cut out and the joint cleaned, then point it with sand mastic.
