About our bathroom resealing in Sandness
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you have a joint torn by a bath that flexes and gaps between the worktop and the wall, we can put it right, whatever the surface.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

FAQs for Sandness
Is there a guarantee on bathroom resealing in Sandness?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Do you cover Sandness for bathroom resealing?
Yes, Sandness is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
Do you do kitchens as well as bathrooms?
Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.
Can you get rid of the black mould in my sealant?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.
Which products do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we are using.
What does bathroom resealing cost?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
I rent my home. Can I book you?
We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
How the visit works
We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a couple of hours for a single bath or shower. Outdoor work around Sandness depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We tidy up and give you the cure time, normally around 24 hours.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Tell us about any water getting in
- Mention if the joints have been sealed before

Do you need bathroom resealing in Sandness?
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.
People generally contact us when they notice one of these:
- A bead that has pulled away from the tiles
- A reseal done over the top of the old bead
- Splits where the tray meets the wall
- Damp behind the bath or under the tray
Around Sandness, as everywhere, bathroom resealing is only as good as the preparation behind it.
What your quote should include
- How much experience the applicator has
- Whether you can choose the colour
- What insurance they hold
- The length of the guarantee

How the job changes by surface
Basins & vanity units
Basin joints are short and close to eye level: so we keep the line tidy and even, in white, clear or a colour to suit.
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that is needed. The joint is laid neatly so it’s easy to wipe.
Can I do it myself?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Bathrooms and kitchens in Sandness
Sandness is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
If you live in an older home near St Margaret's Kirk and Graveyard, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What happens if it’s left?
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it normally comes back. The lasting answer is to remove the bead and start again. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
