Window mastic in Sandness, done properly
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are fully insured ARBOMaster approved applicators, and we give a 12-month guarantee on the work. If you have old mastic that has gone black or come away and cracked sealant at the sill ends, we can help, whatever the surface.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Common questions in Sandness
Does living near the coast affect window mastic in Sandness?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Do you cover smaller places like Sandness?
Yes, we do. We work across all of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Can you match the sealant to my frames?
Yes. White, brown, anthracite grey, black and clear sealants are all available, so the joint suits the frame.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we are using and why.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned.
Are you insured?
Yes. We’re fully insured.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What we do, step by step
On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work starts. The work normally takes a few hours for a few frames, or a day or more for a whole house. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We check how each frame can be reached safely.
- All the failed sealant is cut away.
- The surfaces are cleaned and left dry.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
How to prepare
- Mention any parking rules near the property
- Where the joints are inside, avoid wetting them before we arrive
- On commercial sites, let us know about site rules

Frames and glazing around Sandness
Sandness is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Island weather, with its wind and salt spray, is tough on the mastic around window and door frames.
Around Sandness, as everywhere, window mastic is only as good as the preparation behind it.
Sandness is in the Shetland Islands. Homes, rented property, offices and hotels in Sandness is covered for window mastic. The work is guaranteed for a year. Our the Shetland Islands coverage runs to 63 places, Sandness among them.

Why it’s worth doing now in Sandness
Getting a straight, even bead on an outside frame takes practice, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. In a place like Sandness, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Different surfaces, different methods
uPVC windows
Fitters’ mastic on plastic frames is sometimes thin and rushed. It comes out, deep gaps get backing rod and the joint is resealed.
Window sills
Where a sill meets brick or render, the ends often crack first. A tight seal at each end keeps rain out of the wall.
Signs you need window mastic in Sandness
Frames are never completely still. Sun on a frame makes it expand, and it contracts again overnight, while the masonry beside it stays put. A sealant that cannot keep up eventually tears.
It’s worth asking for a quote if you see:
- Draughts coming in around windows and doors
- Hard, cracked sealant around windows
- Cracked internal joints between frame and plaster
- Cracked sealant at the sill ends
For an older house near a landmark such as St Margaret's Kirk and Graveyard, the joint between an old wall and a newer frame is normally the first place rain gets in.
