Window & door mastic in Walls, Shetland Islands
Mastic around window and door frames, sills and patio doors in Walls, with a 12-month guarantee on every job. Call for a quick quote.
- Leaking joints at the ends of sills
- White mastic on grey or black frames
- Damp patches on the reveal after heavy rain
Why deal with it now?
The work is quick compared with the damage it prevents: the visit takes most of a day for a typical house, less for a few frames. Leave it until water is coming in and you may need plastering and decorating as well. Around Walls, water from a failed joint in an older stone home can soak into timber and plaster.
What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and give you a clear quote before we start.

Window mastic in Walls, done properly
The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. We’re often asked to deal with gaps where the sill meets the wall and cracked internal joints between frame and plaster, across composite doors, patio & French doors and timber windows & doors.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Whatever the size of the job, it’s backed by our one-year guarantee.

DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Do you need window mastic in Walls?
Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.
Look out for any of the following:
- Draughty joints inside around the window
- Cold air getting in at the frame edge
- Rain getting in at the frame or under the sill
- Sealant in the wrong colour for the frame
Around Walls, as everywhere, window mastic is only as good as the preparation behind it.
Questions to ask before you book

Windows and doors in Walls
Walls is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
For jobs in and around Walls, choosing the right material for each joint is as important as a tidy finish.

What happens on the day
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a few frames, or a day or more for a whole house. Around Walls, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We check how each frame can be reached safely.
- All the failed sealant is cut away, along with any loose debris.
- The surfaces are cleaned and left dry.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.

Advice
FAQs for Walls
Is Walls within the area you cover?
Yes, Walls is covered. We work across all of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you cover Walls for window mastic?
Yes. Our work covers the whole of Scotland, and Walls is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Can you do the inside joint as well?
Yes. Indoors, we seal between the frame and the plaster or reveal, using a paintable sealant if you want to decorate.
When is the sealant fully cured?
Different products cure at different speeds, so follow the cure time we give you.
Is the new sealant paintable?
Most silicone cannot be painted. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Will you leave a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Can tenants book the work?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Keeping the joints in good condition
After the cure time, these simple habits help:
- Check the mastic once a year
- Keep jet washers away from the mastic
- Clean frames with a soft cloth and soapy water
- Avoid harsh chemicals near the mastic
Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.
A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.
When it isn’t the sealant
We’ll always be straight with you, so here’s what new sealant will not do:
- Soft or decayed wood in the frame
- Broken hinges, locks or handles
- Damp coming through the wall itself rather than the frame joint
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.
Surfaces we seal
- Composite doors
- Timber windows & doors
- Window sills
- uPVC windows
- Aluminium frames
- Patio & French doors
Surface by surface
Composite doors
If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We’ll tell you if that’s what we find.
Aluminium frames
Coated aluminium needs a compatible sealant. We use a neutral-cure product.
