Trusted remedial sealant in Sandness

Remedial sealant in Sandness, done properly

If a joint fails again and again, something is causing it. Movement, the wrong product or a leak from somewhere else will beat any new bead. Finding that cause comes before any new sealant. If you have repeat leaks from the same joint and sealant applied over old sealant that has lifted, we can help.

For a place like Sandness, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

The process

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for most joints, depending on how much old sealant has to come out. For a place like Sandness, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Before we arrive

  • Move anything stored near the joints
  • Keep pets and children clear of the area while we work
  • Mention any tricky access

Landlords, agents and businesses in Sandness

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Find out why the sealant failed first
  • Don’t wait for a small gap to become a leak
  • Check ceilings under showers for marks
  • Keep bleach and abrasives off the bead

Give the new sealant its full cure time: normally around 24 hours, or as long as we advise.

Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.

What we can’t put right

A few problems are outside what sealant work can do:

  • A cracked shower tray or bath (that needs repair or replacing)
  • Movement from fittings that aren’t supported
  • Older mastics that may need an asbestos check before removal

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Remedial sealant in Sandness: local notes

Sandness is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Work on the islands has to be planned around ferry crossings and the weather, so the more notice, the better.

Around Sandness, as everywhere, remedial sealant is only as good as the preparation behind it.

Sandness is in the Shetland Islands. Sandness gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Sandness is one of 63 towns and villages in the Shetland Islands we cover for remedial sealant.

All of ZE2 is covered for remedial sealant. Close by, we work in Melby (1 mile north-west), Walls (6 miles south-east), Aith (10 miles east), Easter Skeld (11 miles south-east) and Brae (12 miles north-east). If you are somewhere remote, the job takes a little more planning, so mention it when you ask for a quote.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Sandness questions

Do you cover Sandness for remedial sealant?

Yes, Sandness is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Is there a guarantee on remedial sealant in Sandness?

All our work, in Sandness and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.

Do the sealants smell?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Can you strip sealant from an acrylic tray safely?

Yes, with care. The old bead is cut and lifted with tools that suit the surface, and the residue is cleaned away. Any existing damage is pointed out before we start.

What if the leak is not the sealant?

Then we explain what we have found. A plumber or fitter may be needed.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

Can tenants book the work?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

What the job involves on each surface

Worktops & kitchens

Shrunken worktop sealant leaves a gap that lets water into the back edge. It’s cut out, degreased and resealed.

Mouldy bath & shower sealant

Mould often spreads under the bead as well as through it. Once it’s all removed, the joint is treated.

When to call us in Sandness

Joints that move need sealant that can stretch. A bath that flexes, a tray that rocks or a building joint that opens and closes split any bead that’s too stiff or too thin.

Most people get in touch when they notice one of these:

  • Decorators’ caulk around a bath or shower
  • Beads that never stuck properly
  • A second bead peeling off the first
  • Dark patches showing through the sealant

Homes close to St Margaret's Kirk and Graveyard include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • Which colour the sealant will be
  • Whether VAT is included
  • How long to leave it before use
