Do you need remedial sealant in Melby?

Silicone only bonds to surfaces that are clean and dry. Soap film, dust, damp or old residue stop it gripping, and the joint starts to come away early.

Any of these means the joints need attention:

  • Gaps opening along the back of the worktop
  • Sealant that came away because the surface wasn’t prepared
  • Sealant applied over old sealant that has lifted
  • Mould trapped under a layer of silicone

In and around Melby, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

Our hiring checklist

Remedial sealant in Melby, done properly

Remedial work is what we do when sealant has failed or been done badly. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all need stripping out. Common call-outs are for gaps opening along the back of the worktop and a second bead peeling off the first, across mouldy bath & shower sealant, expansion joints and leaking tray & enclosure joints.

For a place like Melby, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Leave it or put it right?

Hidden water does the most damage: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

What it costs depends on the amount of work, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.

Why book with us

Take a look at what affects the cost and what customers say.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Find out why the sealant failed first
  • Keep movement joints clear of mortar and paint
  • Keep an eye on the ceiling below the bathroom
  • Keep the room well ventilated

Where we have pointed out another fault, have it put right, or the new joint may fail again.

Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.

Surface by surface

Movement & expansion joints

Joints filled with mortar, grout or rigid filler cannot move. Where it can be raked out, we replace it with flexible sealant.

Windows & doors

Smeared or badly matched mastic can be cut out and redone neatly, in a colour that suits the frame.

What remedial sealant looks like in Melby

Melby is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For an older house near a landmark such as St Margaret's Kirk and Graveyard, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Melby is in the Shetland Islands. From the centre of Melby to the outskirts, remedial sealant is available for homes and businesses alike, from flats and houses to offices and hotels. Our area takes in 63 places across the Shetland Islands, large and small.

Work in ZE2 works the same way as everywhere else we cover. Other places close to Melby include Sandness (1 mile south-east), Walls (6 miles south-east), Aith (10 miles east), Easter Skeld (11 miles south-east) and Brae (12 miles north-east). Remote and island addresses need a little more planning, so tell us where you are when you ask for a quote.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What we can’t put right

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:

  • Movement from fittings that aren’t supported
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Expansion joints
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Shrunken worktop sealant

Melby questions

Do you cover smaller places like Melby?

Yes, Melby is covered. We work across all of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is there a guarantee on remedial sealant in Melby?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. Then email us at info@mrmastic.co.uk.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses.

How long will it take to strip and reseal the joint?

A little longer than a standard reseal. For most joints, it’s a few hours, and we confirm the time with your quote.

What if resealing won’t fix my leak?

In that case, we tell you what we have found. A plumber or fitter may be needed before any new sealant goes on.

I rent my home. Can I book you?

Yes. Check with your landlord; we can send the quote to them too.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

What we do, step by step

We keep the work tidy and contained to the area we are working on, so you can get on with your day. Expect the work to take a few hours for most joints, depending on how much old sealant has to come out. Somewhere like Melby may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. We strip the joint completely, removing any layers below.
  3. Next, any mould is treated and the joint dried.
  4. Moving joints get backing and a flexible sealant to suit.
  5. The new joint is tooled neatly and we explain anything else we found.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Mention any leaks or damp you’ve noticed
  • Tell us if parking is tricky
