New build mastic in Sandness

In a new home, every joint should have a clean, even bead. Smeared, patchy or cracked sealant is worth sorting early, before water gets into the floor or walls. We work on windows & doors, skirting & floors and show homes, and people most often call us about smeared, uneven beads picked up at snagging and gaps opening as the house dries out and settles.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

Questions from Sandness

Is there a guarantee on new build mastic in Sandness?

All our work, in Sandness and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Will you come out to Sandness?

Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.

When is the best time to reseal in a new build?

For failed seals that let water through, the best time is now. Cosmetic gaps can wait until the first year or two of movement has passed.

Can you do several jobs on one visit?

Yes. Just list everything you need.

Will you just run a new bead over the existing one?

No. Fresh silicone doesn’t stick to the old layer, so sealing over the top fails quickly. We cut the old bead out completely.

Will the old sealant be removed?

Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.

How the visit works

At the end, we look at the finished work together and tell you how long to leave it. The visit itself usually takes anything from a few hours to several days, depending on the number of plots, depending on how much there is to do. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. Each joint is checked for movement before any work starts.
  2. Old sealant is cut out and the joints cleaned.
  3. Joints are dried and primed where the product calls for it.
  4. Baths are filled with water, then the new sealant is applied.
  5. We check every joint and leave you with the cure times.

Before we arrive

  • Clear the area around the work
  • Let us know about earlier repairs to the joints
  • For indoor joints, keep the area dry beforehand if you can

Advice

Why deal with it now?

The builder is usually the first port of call while the snagging or warranty period runs. If it keeps failing or is not dealt with, we can reseal it properly. Around Sandness, water from a failed joint in an older stone home can soak into timber and plaster.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

What you get with us

  • Colour agreed with you before we start
  • More than 20 years in sealant work
  • Homes, businesses and hotels
  • Any old sealant cut out fully, not covered over

Take a look at our cost guide or our reviews.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Do not seal over failed sealant yourself
  • Clean sealant with mild detergent, not abrasives
  • Use the extractor fan every time you shower
  • Wait for the cure time before using a resealed shower

Clean the sealant with a mild detergent and a soft cloth. Avoid abrasive pads and strong solvents as they wear the bead.

A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.

Honest limits

A few problems are outside what sealant work can do:

  • Leaks from pipes, valves or wastes, which need a plumber
  • Broken tiles or a split tray
  • Baths and trays that move too much for sealant to cope with

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

For landlords and businesses

We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for.

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Surface by surface

Windows and doors

Draughts around new frames are often a sealant gap. We check and reseal the frame edges.

Plot handovers

Taking time over preparation reduces return visits. Dust from the build is removed first and primer used where needed.

What new build mastic looks like in Sandness

Sandness is within about 1 mile of the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Whether the job is in Sandness itself or nearby, the right material for each joint matters as much as a neat finish. Around Sandness, as everywhere, new build mastic is only as good as the preparation behind it.

Sandness is in the Shetland Islands. Whether you are in the middle of Sandness or further out, new build mastic is available for homes and businesses alike. We cover 63 towns and villages across the Shetland Islands, from the larger towns to small villages.

Work in ZE2 works the same way as everywhere else we cover. We also cover Melby (1 mile north-west), Walls (6 miles south-east), Aith (10 miles east), Easter Skeld (11 miles south-east) and Brae (12 miles north-east). If you are somewhere remote, a little more planning is needed, so mention it when you ask for a quote.
