What new build mastic looks like in Walls

Walls is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

Whether the job is in Walls itself or nearby, the right material for each joint matters as much as a neat finish.

Walls is in the Shetland Islands. We carry out new build mastic for homeowners, landlords and businesses in Walls. We cover 63 towns and villages across the Shetland Islands, from the larger towns to small villages.

Work in ZE2 works the same way as everywhere else we cover. Whether your property is on New Road, Vagaland and Pier Road or anywhere close by, our applicators can take on the job. We also cover Easter Skeld (5 miles south-east), Sandness (6 miles north-west), Melby (6 miles north-west), Aith (8 miles north-east) and Kalliness (9 miles east). Within a short drive, we also cover Lerwick (15 miles east), Sound (15 miles south-east), Scalloway (12 miles south-east) and Brae (14 miles north-east). If you are somewhere remote, a little more planning is needed.

How we handle new build mastic in Walls

Building dust is behind a lot of failed new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the new bead bonds properly. We work on bathrooms & en suites, kitchens and show homes, and the jobs we see most are skirting joints opening in the first winter and sealant applied over dusty or wet surfaces.

Around smaller Scottish places like Walls, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

All our work comes with our one-year guarantee.

Why it’s worth doing now in Walls

For developers, getting the sealant right first time saves return visits. Every return visit for a failed seal takes time and most come down to preparation. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What you pay reflects the work, not guesswork. That is why we ask a few questions first.

Why choose Mr Mastic in Walls

  • White, clear, grey or coloured to suit, where the product allows
  • Old sealant always removed completely
  • Anti-fungal sanitary silicone in wet areas
  • Trusted Arbo and Everbuild sealants

What affects the cost of new build mastic

We quote each job individually. These are the things that affect it:

  • The size of the job
  • Access and height
  • Any mould that needs treating
  • How many rooms, windows or areas are involved

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • A few photos by email, if you can
  • What’s wrong with the joints now
  • The type of property
  • The rough size of the job

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

Your questions about new build mastic in Walls

Is new build mastic in Walls guaranteed?

All our work, in Walls and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Can you do new build mastic in Walls?

Yes. We work across all of Scotland, and Walls is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Will you just run a new bead over the existing one?

No. New silicone won’t bond to old silicone, so sealing over the top fails quickly. The old sealant always comes out first.

What colour sealant will you use?

That depends on what the joint meets: white or clear in most bathrooms, and a colour to suit worktops, frames and floors elsewhere. We agree the colour before work begins.

Where do you work from?

We are a Crawley-based firm. We work across South East England, London and Scotland.

Do the sealants smell?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Why has my new-build shower seal failed already?

A new house dries and settles for a year or two, and sealant is often rushed onto dusty, unprimed surfaces. Either can make it fail early.

Do you have insurance?

Yes, we’re fully insured for domestic and commercial work.

How the job changes by surface

Windows and doors

Internal joints between frames and plaster often crack as a new house dries. We cut out the cracked bead and reseal with a flexible sealant in a matching colour.

Skirting and floors

Wet-area floor joints need a flexible seal. They get a flexible, water-resistant sealant.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Leaking fittings rather than failed sealant
  • Disputes or warranty claims with your builder
  • Broken tiles or a split tray

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

How it works

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes a few hours in a single home, depending on how much there is to do. Outside jobs in Walls need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. We make sure the joints are dry and prime them if needed.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. The finished joints are checked and the cure times given.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Mention if the joints have been sealed before
  • Mention any sign-in or site rules at work premises

Signs you need new build mastic in Walls

When the heating goes on in the first winter, the house dries fast. Skirting, frames and worktops pull away slightly and cracks appear in the sealant.

Keep an eye out for these signs:

  • Internal frame sealant that has split
  • Gaps behind new kitchen upstands
  • Cracks appearing as a new home settles
  • Sealant that never bonded to the surface

In and around Walls, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

What to look for in a quote

  • Whether they seal over old material or remove it
  • When the joint can take water or movement
  • The length of the guarantee
  • Whether the sealant suits the joint

How to choose a mastic man

Can I do it myself?

A DIY attempt does not rule out a professional job. We cut it out and start again.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
