Common questions in Walls
How do Scotland’s building regulations apply to fire-rated sealant in Walls?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Do you cover Walls for fire rated sealant?
Yes, Walls is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
How much does fire rated sealant cost in Walls?
Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk and tell us what needs doing and where.
Can you match the sealant colour?
Usually, yes. White, clear and grey are common, and other colours are available for many products, and we’ll agree it with you first.
Can you fill the gap behind a fire door frame?
Yes, where the gap suits a sealant detail. Our work is the gap around the frame, and we will mention anything we notice about the door.
Do you take on fire stopping in schools and offices?
Yes. Occupied flats, HMOs, offices and schools are all fine. Early starts or out-of-hours work can be arranged.
Is there any odour?
There can be a smell while the sealant cures. Ventilation helps.
How long will you be here?
It depends on the size of the job, but most jobs take anything from a few hours to several days, depending on how many gaps there are. We will tell you when we quote.
Fire rated sealant in Walls, done properly
Ordinary silicone or decorators’ caulk in a fire-stopping gap isn’t a fire-rated seal. We cut out the wrong material and the gap is resealed with a product tested for that use. We’re often asked to deal with gaps around pipes and cables through fire-resisting walls and new service routes left unsealed after building work, on door frames, flats & HMOs and pipe & cable gaps.
Work in a place like Walls is planned ahead, journey included, so the job can fit around guests, residents or opening hours where possible.

How it works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a handful of gaps, and longer for a whole building, and the area is left clean. Somewhere like Walls may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start with the survey or action list, checking the size and surfaces of every gap.
- Old or unsuitable sealant is cut out and the gap cleaned.
- Backing or fill is fitted where the product’s tested detail calls for it.
- The sealant goes in to the depth its detail sets, then it’s tooled off.
- We record the locations and products used for your records.
How to prepare
- Tell us if parking is tricky
- Move anything stored near the joints
- For business premises, tell us about site rules or sign-in

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What else we do in Walls
What affects the cost of fire rated sealant
Some jobs are bigger than they look, and some smaller. The main factors:
- Working hours on commercial sites
- How many rooms, windows or areas are involved
- The size of the job
- Access and height
Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.
What to tell us for a quote
Photos help, but a description is a good start. Try to tell us:
- If it’s domestic, commercial or a hotel
- Where the job is, and your postcode
- Photos by email, if that is easy
- How we’d reach the joints
Getting a quote is simple: tell us what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we will take it from there.

For seaside hotels, guest houses and holiday lets around Walls, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.

What sealant work cannot fix
We’ll always be straight with you, so here’s what sealant cannot fix:
- Large holes that need a different fire-stopping system
- A wall that is not a fire-resisting element to begin with
- Assessing a building’s fire safety
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.
Surfaces we seal
- Pipe & cable gaps
- Linear gaps
- Service penetrations
- Plasterboard & masonry
- Flats & HMOs
- Door frames
Signs you need fire rated sealant in Walls
Sealant applied too thin, without the backing its detail needs, or onto dust won’t perform as it was tested. We see plenty of fire stopping that was hurried.
Look out for these signs:
- Gaps flagged on a fire risk assessment
- Unsealed gaps around fire door frames
- Ordinary sealant used where a fire-rated product was needed
- Gaps left after a refit or conversion
Around Walls, as everywhere, fire rated sealant is only as good as the preparation behind it.
Comparing quotes
- How long to leave it before use
- Whether the sealant suits the joint
- What happens if they find a problem under the old sealant
- Is VAT in the price?
Surface by surface
Linear gaps
A linear joint may need to allow for movement as well as fire. The product and depth are chosen to suit both, following the tested detail.
Flats and HMOs
Conversions generally leave a mix of old and new service holes. We seal the ones on your specification with a tested product.
What happens if it’s left?
Doing it once, properly, beats doing it twice. Work that doesn’t follow the tested detail may have to come out again when the building is next checked. In an older home around Walls, damp from a failed joint can get into timber and plaster.
The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.
Why us?
- We never seal over old sealant
- Every job guaranteed for a year
- Approved under the ARBOMaster scheme
