Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Use a squeegee on the tiles after showering
  • Rinse the tiles after showering
  • Clean with a soft brush, not anything metal
  • Stick to mild products for cleaning grout

Before we leave, you will know when the shower can be used. Please follow it, and go gently on the grout at first.

Tiles can come away if failed grout is left. Once that happens, regrouting won’t fix it, so it’s worth acting early.

Regrouting for homes and businesses in Mid Yell

When grout stays dark however much you clean it, the stain is often in the grout itself. Replacing it is the lasting answer and you can pick a different colour while you’re at it. We work on bathroom wall tiles, shower walls and wet rooms, and common reasons people get in touch are good tiles let down by tired grout and old grout in a dated colour.

A bathroom in a place like Mid Yell gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

There’s a 12-month guarantee on every job, whatever its size.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

Honest limits

New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Damaged tiles that need replacing
  • A leaking wet room membrane
  • Tiles that have come away from the wall

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Wet rooms
  • Bathroom floors
  • Tiled floors
  • Kitchen splashbacks
  • Shower walls
  • Bathroom wall tiles

FAQs for Mid Yell

Can you do regrouting in Mid Yell?

Yes. We work across all of Scotland, and Mid Yell is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Will you come out to Mid Yell?

Yes, we do. We work across all of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you remove the old sealant?

Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Is resealing included with regrouting?

Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so we renew both and include it in your quote.

Can you quote for more than one area?

Yes. Just list everything you need and you will get one quote.

Will regrouting fix loose tiles?

Tiles that have come away need sorting first. We’ll show you which ones before any grout comes out.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Do the sealants smell?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

How it works

We keep the work tidy and contained to the area we are working on, so you can carry on as normal. Expect the work to take anything from a few hours to a full day, depending on the area. Outdoor work around Mid Yell depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. Dust is cleared from every joint.
  4. We grout the joints and wipe the tiles clean.
  5. We renew the silicone at the corners and edges.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Mention any parking rules near the property
  • Tell us about access, such as stairs, a lift or high-level joints

When to call us in Mid Yell

Grout used in corners or along the bath cracks because those joints flex. Those joints should be silicone, and when they are not, water gets in.

Keep an eye out for any of the following:

  • Grout in corners that has cracked
  • Cracked or crumbling grout lines
  • Dirty, worn grout on a tiled floor
  • Good tiles let down by tired grout

Homes close to St John's Church And Churchyard include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

10 questions to ask before you book

Why act early in Mid Yell

Grout pens and paint-on colourants only cover the surface. They do not fill cracks or stop water and stains often come back through. A proper regrout puts new grout in the joint. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Why us?

  • Over 20 years’ experience
  • Tidy, careful work
  • Homes, businesses and hotels
  • Anti-fungal silicone where joints get wet

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Regrouting in Mid Yell: local notes

Mid Yell is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you look after a building such as Mid Yell Junior High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
