What happens on the day
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes anything from a few hours to several days, depending on the number of plots, including the tidy-up. For a place like Mid Yell, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Each joint is checked for movement before any work starts.

Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. If you’re still within the builder’s snagging or warranty period, tell them first, and if it is not put right, get in touch with us. We work on bathrooms & en suites, plot handovers and windows & doors, and the jobs we see most are kitchen sealant that has pulled off the wall and gaps between new skirting and floors.
For a place like Mid Yell, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

Why act early in Mid Yell
A quick bead over the top of the old sealant can look fine at first, but it will not bond to the old layer. A lasting seal starts with removing the old one completely. In an older home around Mid Yell, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Whether the job is in Mid Yell itself or nearby, the right material for each joint matters as much as a neat finish. Around Mid Yell, as everywhere, new build mastic is only as good as the preparation behind it.

What affects the quote in Mid Yell
We don’t publish a price list. The quote depends on:
- Whether there’s mould to deal with
- Any working-time requirements on site
- How many rooms, windows or areas are involved
- The number and length of the joints
Leaving a failed joint usually makes the job bigger, not smaller. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.
What to tell us for a quote
To make quoting easier, please include:
- Pictures of the joints, sent by email

Mid Yell: your questions answered
Is Mid Yell in your area for new build mastic?
Yes. Our work covers the whole of Scotland, and Mid Yell is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Is Mid Yell within the area you cover?
Yes, we do. Our work covers the whole of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you work through snagging lists?
Yes. We often work straight from a snagging list. We agree the sealant items with you before any work starts.
Do you hold any approvals?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.
Can you match the sealant colour to my new kitchen or bathroom?
The colour is chosen to suit the tiles, worktop or frame. Let us know your preference when you ask for a quote.
How long does the job take?
A typical job takes a few hours for most snagging lists, longer for a run of plots, including the preparation. We’ll confirm how long when we quote.
What should I tell you?
Tell us what needs doing and where. If we need more, we will ask.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
How the job changes by surface
Windows and doors
A draught at a new window can be a missed or failed joint. We look at the joints and reseal where needed.
Skirting and floors
As timber and screed dry, skirting and floors shift. We use a flexible product rather than caulk in a colour to suit.
How to look after the new joints
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Wipe joints with warm soapy water
- Keep photos and emails about snagging items
- Avoid running a DIY bead over the old one
- Use the extractor fan every time you shower
Avoid standing on the rim of the bath or the edge of the tray while the sealant cures. Report any movement in a bath or tray.
Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant.
