Your questions about new build mastic in Aywick
Will you come out to Aywick?
Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Do you cover Aywick for new build mastic?
Yes. Our work covers the whole of Scotland, and Aywick is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.
Can I do it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
What should I tell you?
Let us know what needs doing and where, with photos by email if possible. We’ll ask anything else we need to know.
Is there a guarantee?
Yes. Each job is guaranteed for twelve months, wherever you are.
Can tenants book the work?
Of course. Check with your landlord; we can send the quote to them too.
Do you work for hotels and businesses?
Yes, regularly. We can plan bigger jobs in stages to suit the site.
How long will you be here?
That depends on the amount of work, but as a guide it takes a few hours for most snagging lists, longer for a run of plots. We’ll give you a better idea when we quote.
New build mastic in Aywick, done properly
Some new-home owners let the house settle before resealing. That makes sense for small gaps that are just cosmetic, but a seal that is letting water through needs doing now. We work on kitchens, skirting & floors and windows & doors, and people most often call us about untidy sealant flagged on a snagging list and joints pulling apart as timber shrinks.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

When to call us in Aywick
Not every new-build joint gets the right sealant: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Both fail early.
The most common problems we see are:
- Shower seals failing in the first year or two
- Worktop and upstand sealant coming away
- Sealant work across a run of new homes
- Joints pulling apart as timber shrinks
Whether the job is in Aywick itself or nearby, the right material for each joint matters as much as a neat finish.
Before you book anyone
- Which sealant they’ll use, and why
- How the joint is cleaned and prepared
- Who turns up on the day
- What happens if the job turns out different
What affects the quote in Aywick
Your quote is based on your job. We look at:
- Access and height
- Whether there’s mould to deal with
- Any working-time requirements on site
- The product the joint needs
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
Asking for a quote
Before you ask for a quote, have a think about:
- Where the property is
- If someone has resealed it before
- A few pictures by email, if you can
- If it’s domestic, commercial or a hotel
If you are in Aywick and need new build mastic, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and we’ll agree the price before any work begins.
When something else is needed
New sealant cannot fix everything, and we’ll tell you before we start. Sealant won’t put right:
- Movement caused by a poorly fitted tray or bath
- Broken tiles or a split tray
- Leaking fittings rather than failed sealant
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Different surfaces, different methods
Kitchens
Beside the sink, the joint takes water every day. A kitchen sealant goes in there, food-safe where it’s needed.
Show homes
Bathrooms, kitchens and frames in show homes are sealed or resealed to a neat finish to a tidy standard. Tell us when the home is open so we can plan around it.
What happens if it’s left?
Resealing everything on a snagging list in one visit is normally simpler than chasing joints one at a time. It’s one visit, one quote and one set of cure times to plan around. In an older home around Aywick, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What new build mastic looks like in Aywick
Aywick is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Island jobs need planning around ferries and the weather, so give us as much notice as you can.
In and around Aywick, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

What happens on the day
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes anything from a few hours to several days, depending on the number of plots. For a place like Aywick, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- The failed sealant is removed completely, with no layer left behind.
- Joints are vacuumed and cleaned of building dust.
- We prime where needed and apply a sealant suited to each joint.
- We tool every joint neatly and tell you when each area can be used.
Preparing for the visit
- Mention if the joints have been sealed before
- For business premises, tell us about site rules or sign-in
- Keep children and pets away from the work area
Getting a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
