New build mastic in Houbie

New build mastic for homes and businesses in Houbie

Dust is the enemy of new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the sealant actually sticks instead of bonding to the dust. Common call-outs are for cracked sealant around new window and door frames and leaking shower tray seals in a new home, on bathrooms & en suites, show homes and skirting & floors.

Work in a place like Houbie is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.

You get a one-year guarantee, the same in Houbie as everywhere else we work.

What new build mastic looks like in Houbie

Houbie is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

In and around Houbie, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Houbie is in the Shetland Islands. Anywhere in ZE2, we can carry out new build mastic at your property. Across the Shetland Islands, we cover 63 places, and Houbie is one of them.

Work in ZE2 is quoted and booked the same way as anywhere else. We also cover Clivocast (6 miles north), Aywick (6 miles south-west), Mid Yell (7 miles west), Camb (7 miles west) and Burravoe (9 miles south-west). Island and remote addresses take a little more planning, so tell us where you are when you ask for a quote.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Houbie: your questions answered

Is Houbie within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

Is new build mastic in Houbie guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

I rent my home. Can I book you?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is normally more efficient.

Are you fully insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Will you just run a new bead over the existing one?

No. Sealing over old sealant looks fine for a few weeks, then lifts. We remove every bit of the old bead before resealing.

How it works

Before we leave, we go over the finished joints with you. The work normally takes a few hours for most snagging lists, longer for a run of plots, depending on the amount of work. For a place like Houbie, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. Failed or untidy sealant is cut out completely.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Finally, each room is checked and you’re given the cure time.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • For business premises, tell us about site rules or sign-in
  • Tell us about any previous sealing or DIY attempts

What we are called out for in Houbie

Sealant is often one of the last jobs before handover. Joints are not always cleaned of dust or primed, so the bead never bonds properly.

The most common problems we see are:

  • Gaps opening as the house dries out and settles
  • Second-fix sealing on new plots
  • Skirting joints opening in the first winter
  • Worktop and upstand sealant coming away

Whether the job is in Houbie itself or nearby, the right material for each joint matters as much as a neat finish.

Before you book anyone

  • What guarantee comes with the work
  • How the colour is chosen
  • When the joint can take water or movement

10 questions to ask before you book

What we cannot put right

We’d rather tell you now than do work that will not last, so these are the limits:

  • Leaks from pipes, valves or wastes, which need a plumber
  • Movement caused by a poorly fitted tray or bath
  • Settlement cracks that need a surveyor

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Plot handovers
  • Show homes
  • Kitchens
  • Skirting & floors
  • Windows & doors
  • Bathrooms & en suites

Different surfaces, different methods

Skirting and floors

New homes often develop a gap between skirting and floor. A flexible sealant closes it without cracking like caulk.

Windows and doors

The gap between a new frame and its plaster reveal often opens up. We cut out the cracked bead and reseal with a flexible sealant in a matching colour.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Wipe joints with warm soapy water
  • Get a leaking seal dealt with straight away
  • Ventilate bathrooms well, especially in the first year
  • Report sealant problems to your builder during the snagging period

Keep the bathroom ventilated, especially in the first year. Run the fan or open a window after bathing.

If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.

Why deal with it now?

Resealing everything on a snagging list in one visit is normally simpler than chasing joints one at a time. You get one visit and one clear quote for the lot. In a place like Houbie, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

The cost reflects the work involved, not guesswork. That is why we ask a few questions first and agree the price before starting.
