Remedial sealant & repairs in Mid Yell, Shetland Islands
Removing failed, mouldy or leaking sealant and putting it right for homes and businesses in Mid Yell and across the Shetland Islands. Fully insured, ARBOMaster approved and guaranteed for a year.
- Leaks that keep coming back after resealing
- Thick, messy sealant smeared over tiles
- Beads that never stuck properly
Why act early in Mid Yell
Repeat failures have a cause. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

About our remedial sealant in Mid Yell
Two decades of sealant work means we recognise most failures quickly. We’re ARBOMaster approved and fully insured, and remedial work carries our 12-month guarantee. Typical jobs include repeat leaks from the same joint and kitchen joints letting water behind the worktop, across shrunken worktop sealant, failed movement joints and mouldy bath & shower sealant.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Remedial sealant in Mid Yell: local notes
Mid Yell is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
For an older house near a landmark such as St John's Church And Churchyard, walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Mid Yell Junior High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Mid Yell is in the Shetland Islands. Jobs in Mid Yell get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. 63 places in the Shetland Islands are on our list.

Quotes for remedial sealant in Mid Yell
We don’t publish a price list. What we look at:
- How many rooms, windows or areas are involved
- How much old sealant there is and how hard it is to remove
- The size of the job
- Working hours on commercial sites
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
What we need to know
Photos by email are helpful but not essential. Try to tell us:
- Where the property is
- The type of property
- Any access issues, like height or stairs
- Photos by email, if that is easy
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. Our tips:
- Ask why a joint failed before redoing it
- Act on a lifting corner right away
- Don’t point over movement joints
- Look for stains below bathrooms now and then
Give the new sealant its full cure time: follow the cure time we give you.
Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.
What we can’t put right
Sealant is not the answer to every problem, and we will tell you before we start. Sealant will not put right:
- Cracks in the fitting rather than the joint
- A bath, tray or worktop that moves until it’s properly fixed
- A leaking trap, valve or supply pipe
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
Joints and surfaces we work on
- Leaking tray & enclosure joints
- Failed movement joints
- Expansion joints
- Botched or over-sealed joints
- Shrunken worktop sealant
- Mouldy bath & shower sealant
What the job involves on each surface
Mouldy bath & shower sealant
Black mould inside the bead won’t scrub out. All of it comes out, and the joint is treated and dried before anti-fungal sanitary silicone goes in.
Worktops & kitchens
If a worktop moves when you lean on it, the sealant will keep splitting. That needs refixing before resealing, and we will tell you if we find it.
The process
When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for most joints, depending on how much old sealant has to come out. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We protect the surfaces around the joint.
- The botched or failed sealant is cut away completely.
- The joint is degreased and checked for movement and leaks.
- New sealant goes in once the joint is dry, and is tooled smooth.
- We give you the cure time and explain what caused the failure.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Tell us about any water getting in
- Tell us about access, such as stairs, a lift or high-level joints

Advice
FAQs for Mid Yell
Is remedial sealant in Mid Yell guaranteed?
All our work, in Mid Yell and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Is Mid Yell in your area for remedial sealant?
Yes. Our work covers the whole of Scotland, and Mid Yell is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.
Do you remove the old sealant?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Is it worth trying it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Will there be a smell?
It depends on the product. Some smell for a while, some hardly at all.
How long should I leave it?
Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint before we leave.
Can you strip sealant from an acrylic tray safely?
Yes. Residue is removed with a product suited to the surface rather than scraped hard.
Are you insured?
Yes. Mr Mastic is fully insured.
For landlords and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
