Bathroom resealing for homes and businesses in Mid Yell

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We work on shower trays & enclosures, baths and basins & vanity units, and people most often call us about cracked, shrunken or lifting silicone and shrunken sealant along the back of a worktop.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Whatever the size of the job, you get the same one-year guarantee in Mid Yell and across the Shetland Islands.

What we are called out for in Mid Yell

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

Look out for these signs:

  • Mouldy sealant that has gone black
  • A bead that has pulled away from the tiles
  • A joint torn by a bath that flexes
  • Gaps between the worktop and the wall

For site and facilities teams at buildings such as Mid Yell Junior High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

  • When the joint can take water or movement

Why act early in Mid Yell

Sorting it now is quick: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Wait for a leak and you may be looking at panels off, drying out and redecorating too. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

The process

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes around two hours for one bath or shower, longer for a whole bathroom, depending on the amount of work. Outside jobs in Mid Yell need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Getting ready for the visit

  • Clear items away from the joints we’re working on
  • Keep children and pets away from the work area
  • For business premises, tell us about site rules or sign-in

When it isn’t the sealant

We will always be straight with you, so here’s what sealant can’t fix:

  • A bath or tray that moves because it is not properly supported
  • Tiles that have come away from the wall
  • A leaking waste, trap or valve

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Sinks & splashbacks
  • Basins & vanity units
  • Shower trays & enclosures
  • Baths
  • Wet rooms
  • Kitchen worktops & upstands

How we quote for bathroom resealing

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The number and length of the joints
  • Working hours on commercial sites
  • Access and height
  • How much old sealant there is and how hard it is to remove

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

What to tell us when you ask for a quote:

  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs
  • Where the job is, and your postcode
  • What’s wrong with the joints now

Every job is quoted individually. Simply drop us a line at info@mrmastic.co.uk and describe the job.

Different surfaces, different methods

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Bathrooms and kitchens in Mid Yell

Mid Yell is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Work on the islands has to be planned around ferry crossings and the weather, so the more notice, the better.

Homes close to St John's Church And Churchyard include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Mid Yell is in the Shetland Islands. Anywhere in ZE2, we cover bathroom resealing for homes and businesses. Across the Shetland Islands, we cover 63 places, Mid Yell among them.

Close by, we work in Camb (1 mile north), Aywick (3 miles south), Houbie (7 miles east), Burravoe (7 miles south) and Clivocast (8 miles north-east). If you’re somewhere remote, a little more planning is needed, so mention it when you ask for a quote.
