Bathroom resealing in Houbie
It is not only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Typical jobs include gaps where the bath or tray has moved and two layers of silicone, both failing, on kitchen worktops & upstands, basins & vanity units and shower trays & enclosures.
For a place like Houbie, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
Every job comes with our 12-month guarantee, wherever you are in the Shetland Islands.

How we quote for bathroom resealing

Common questions in Houbie
Do you cover Houbie for bathroom resealing?
Yes. We work across all of Scotland, and Houbie is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Do you cover smaller places like Houbie?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.
Do you do commercial work?
Yes, regularly. We can plan bigger jobs in stages.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that generally means someone at home.
Do you take out the old sealant first?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
What colours of sealant can you use?
White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
Do the sealants smell?
Some sealants have a smell while they cure, but it fades. Opening a window helps.
Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Bathroom resealing around Houbie
Houbie is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
For site and facilities teams at buildings such as Fetlar Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.
Houbie is in the Shetland Islands. Whether you’re in the middle of Houbie or further out, bathroom resealing is available for homes and businesses alike. Houbie is one of 63 places in the Shetland Islands we cover for bathroom resealing.
Work in ZE2 is quoted and booked the same way as anywhere else. Nearby, we also carry out bathroom resealing in Clivocast (6 miles north), Aywick (6 miles south-west), Mid Yell (7 miles west), Camb (7 miles west) and Burravoe (9 miles south-west). For island and remote addresses, a little more planning is needed, so mention it when you ask for a quote.

What we are called out for in Houbie
Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.
The most common problems we see are:
- Damp behind the bath or under the tray
- Gaps where the bath or tray has moved
- Black mould in the silicone that won’t clean off
- Water getting behind the kitchen upstand
For an older house near a landmark such as Fetlar Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What to look for in a quote

- Is VAT in the price?
- Is the old sealant removed completely?

Why it’s worth doing now in Houbie
Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. Water creeps under it and mould follows. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.

The process
We keep the work tidy and contained to the area we are working on, so you can carry on as normal. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is, and we tell you how long to leave it before we go. Somewhere like Houbie may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.
Preparing for the visit
- Let us know about earlier repairs to the joints
- Try not to wet indoor joints just before the visit
- Clear items away from the joints we’re working on
Ask for a quote
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you are ready, send an email to info@mrmastic.co.uk.
Related advice
Keeping the joints in good condition
Looking after new joints is easy:
- Look for lifting corners and small gaps now and then
- Wipe the sealant dry after showering
- Let new sealant cure fully before it gets wet
- Move toiletries away from the joint
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
Surface by surface
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The joint is laid neatly so it’s easy to wipe.
Baths
Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.
