Bathroom resealing in Cullivoe, done properly

A bead that has gone black, split or come away shouldn’t be left until there’s a leak. Just send an email to info@mrmastic.co.uk with a photo of the joints, and we’ll send you a clear quote before any work starts. Common call-outs are for water escaping at the shower enclosure and mouldy sealant that has gone black, on kitchen worktops & upstands, shower trays & enclosures and wet rooms.

A bathroom in a place like Cullivoe gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

You are covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Do you need bathroom resealing in Cullivoe?

No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner take their toll over the years, so its life depends on how the room is used, cleaned and aired.

The problems people normally mention when they call are:

  • Splits where the tray meets the wall
  • Water getting behind the bath panel
  • Smears of silicone across the tiles
  • Gaps between the worktop and the wall

In and around Cullivoe, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Questions to ask before you book

  • Whether all the old sealant comes out first
  • How the surfaces are prepared before sealing
  • The length of the guarantee
  • What the cure time is

10 questions to ask before booking

Leave it or put it right?

You don’t need a new bathroom because the sealant looks bad. Replacing the joint is generally all it takes, as long as the fittings themselves are sound. If something else is wrong, we will tell you. In an older home around Cullivoe, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Keep bottles off the sealant line
  • Wait for the cure time we give you
  • Wipe the sealant dry after showering
  • Open a window or run the fan so the room dries

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.

When something else is needed

To be straight with you, there are a few things sealant will not fix:

  • Damage behind the tiles that needs a tiler
  • Movement from a bath with loose feet or no proper support
  • A cracked shower tray or bath (that needs repair or replacement)

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we seal

  • Basins & vanity units
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths
  • Wet rooms
  • Kitchen worktops & upstands

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What we do, step by step

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a couple of hours for a single bath or shower. Outside jobs in Cullivoe need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Preparing for the visit

  • Mention if the joints have been sealed before
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any parking rules near the property

What bathroom resealing looks like in Cullivoe

Cullivoe is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you live in an older home near St Olaf's Church, walls and floors in older homes can move, and sealant and grout show it first.
