Floor joint sealing in Cullivoe, done properly

Wet-area floor joints keep water out of the gap behind skirting and plinths. A flexible silicone seal keeps it out so water and dirt cannot get in. We work on skirting boards, concrete floor joints and tiled floors, and common reasons people get in touch are cracked caulk along skirting in bathrooms and kitchens and skirting that has pulled away from the floor.

Work in a place like Cullivoe is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Why deal with it now?

Not every floor joint takes the same sealant: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Using the wrong one is why many floor joints fail. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

What sealant work cannot fix

We will not take on work that will not last, so here’s what sealant cannot put right:

  • Large cracks that need a surveyor
  • Floors that are uneven or need levelling
  • Concrete repairs beyond the joint

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

What we seal

  • Wet room & bathroom floors
  • Concrete floor joints
  • Thresholds
  • Skirting boards
  • Commercial floors
  • Tiled floors

The process

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours, depending on the length of joint. Somewhere like Cullivoe may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Keep pets and children clear of the area while we work
  • Tell us about access, such as stairs, a lift or high-level joints

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Get cracks along tile grout lines looked at early
  • Ask before painting over a sealed joint
  • Look at floor joints each spring
  • Vacuum floor joints regularly to stop grit building up

Keep off the joint for the time we give you. Feet are usually fine before mopping or wheeled traffic so we’ll give you each time.

A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier and stops it getting worse.

Floor joint sealing in Cullivoe: local notes

Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Island jobs need planning around ferries and the weather, so give us as much notice as you can.

For buildings such as St Olaf's Church, joints in its floors, skirtings and thresholds need resealing as they wear. In and around Cullivoe, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

How we quote for floor joint sealing

Every job gets its own quote. These are the things that affect it:

  • Mould in or behind the old joints
  • How many areas need sealing
  • Any working-time requirements on site
  • How much old sealant there is and how hard it is to remove

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Roughly how big the job is
  • If someone has resealed it before
  • Where the job is, and your postcode
  • The type of property

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, send an email to info@mrmastic.co.uk.
