Frames and glazing around Cullivoe

Cullivoe is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Around Cullivoe, as everywhere, window mastic is only as good as the preparation behind it.

Cullivoe is in the Shetland Islands. If you need window mastic in Cullivoe, it’s easy to get a quote: please send an email to info@mrmastic.co.uk. We cover the Shetland Islands from our Crawley base. Cullivoe is one of 63 places in the Shetland Islands we cover.

Window mastic in Cullivoe, done properly

Frames and walls don’t move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. Common call-outs are for water coming in at the bottom corners of a door and draughty joints inside around the window, across composite doors, patio & French doors and timber windows & doors.

Outdoor sealant needs a dry surface, so window work around Cullivoe is planned around the weather. Let us know about access to every frame, including any upstairs.

There’s a 12-month guarantee on every job, whatever its size.

Landlord and commercial work in Cullivoe

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What we’re called out for in Cullivoe

Mastic ages in the weather. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

It’s worth asking for a quote if you see:

  • Mastic that’s falling out in pieces
  • Water coming in at the bottom corners of a door
  • Cracked or shrunken mastic around the frame
  • Gaps between the frame and the inside reveal

In the older streets around St Olaf's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Don’t aim a pressure washer at the joints
  • Make sure the drainage slots are not blocked
  • Keep timber frames painted
  • Ventilate rooms so frames don’t stay wet inside

Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.

Surface by surface

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so we pay close attention there.

Composite doors

Front doors take the weather head on. Those corners get the most care.

Honest limits

To be straight with you, some problems need a different trade:

  • Damp coming through the wall itself rather than the frame joint
  • Broken hinges, locks or handles
  • A door that needs adjusting, rehanging or new seals

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

Cullivoe questions

Is Cullivoe within the area you cover?

Yes. Cullivoe is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

Does the coastal weather in Cullivoe affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

What does window mastic cost?

It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk and let us know what needs doing and where.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Is the work guaranteed?

Yes, for 12 months. A yearly look at the joints helps them last.

Can you seal over the old sealant?

No, it will not last. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

Do you do commercial work?

Yes. We can plan bigger jobs in stages.

How it works

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. Most jobs take a morning for a couple of windows and a door. Outside jobs in Cullivoe need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Keep pets and children clear of the area while we work
  • Let us know about stairs, lifts or work at height
