Window mastic in Clivocast

Window mastic in Clivocast, done properly

Frames and walls don’t move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. We work on patio & French doors, window sills and composite doors, and the jobs we see most are gaps where the sill meets the wall and whistling draughts around closed windows.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

We stand behind the work with a 12-month guarantee, so you are covered after we’ve gone.

How it works

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a morning for a couple of windows and a door. Somewhere like Clivocast may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First we look at every frame and agree the list.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Where gaps are deep, backing rod goes in first.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Every joint is checked before we leave.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can
  • Keep pets and children clear of the area while we work

Common problems we fix in Clivocast

Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar didn’t grip properly, and it lets go sooner than it should.

Signs it’s time to call us include:

  • A bead that doesn’t match the frame
  • Rushed sealant from a window installation
  • Water coming in at the bottom corners of a door
  • Draughty joints inside around the window

In and around Clivocast, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

What your quote should include

  • Who turns up on the day
  • How long to leave it before use
  • Whether the sealant suits the joint
  • Whether VAT is included

10 questions to ask before you book

For landlords and businesses

We work for letting agents and landlords as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

Different surfaces, different methods

Patio & French doors

Not every patio door leak is a mastic problem: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We look for the cause first.

Composite doors

Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Use gentle cleaners on frames and sealant
  • Don’t paint over the silicone
  • Repaint timber before it’s bare
  • Check the mastic once a year

Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.

Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

How we quote for window mastic

The price is agreed before any work begins. It’s based on:

  • The amount of work
  • The type of sealant required
  • How many rooms, windows or areas are involved
  • Access and height

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

When you call or email, it’s useful to know:

  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now
  • A few pictures by email, if you can

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

Window mastic in Clivocast: local notes

Clivocast is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. On the islands, wind and salt spray are hard on outside sealant.

If you live in an older home near Uyeasound Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Clivocast is in the Shetland Islands. Anywhere in ZE2, we cover window mastic for homes and businesses. Our area takes in 63 places across the Shetland Islands, large and small.

FAQs for Clivocast

Is window mastic in a coastal place like Clivocast any different?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Can you do window mastic in Clivocast?

Yes. Our work covers the whole of Scotland, and Clivocast is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Do you work for letting agents?

Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.

Is it OK to seal over old sealant?

No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.

Where do you work from?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can I add another job to the visit?

Yes, we can. More than one area can go on one quote.
