Clivocast homes and their sealant
Clivocast is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Homes close to Uyeasound Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Bathroom resealing in Clivocast, done properly
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. If you have water getting behind the bath panel and water escaping at the shower enclosure, we can put it right, on basins & vanity units, baths and shower trays & enclosures alike.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
Big or small, you get the same one-year guarantee.

When it is not the sealant
We’ll always be straight with you, so here’s what sealant cannot fix:
- Water getting in through the grout rather than the sealant
- Damage behind the tiles that needs a tiler
- A tray that rocks until it’s re-bedded
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.
What we seal
- Wet rooms
- Baths
- Basins & vanity units

DIY versus a professional finish
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
Landlords, agents and businesses in Clivocast
We work for letting agents and landlords as well as householders. Sealant work between tenants is a simple way to keep a property in good order.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
Why it’s worth doing now in Clivocast
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. Around Clivocast, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What happens on the day
We keep the work tidy and contained to the area we’re working on, so you can get on with your day. The job normally takes a morning or an afternoon for most single baths and showers. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any parking rules near the property
- Clear the area around the work

What we are called out for in Clivocast
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.
Signs it’s time to call us include:
- Black mould in the silicone that won’t clean off
- Water getting behind the bath panel
- Water getting behind the kitchen upstand
- Water escaping at the shower enclosure
In and around Clivocast, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
Questions to ask before you book

- Whether you can choose the colour
- Who does the work, and how experienced they are
- Is the old sealant removed completely?
Clivocast: your questions answered
Do you cover Clivocast for bathroom resealing?
Yes, Clivocast is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.
What guarantee comes with bathroom resealing in Clivocast?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
Can you quote for more than one area?
Yes, and it often makes sense. Doing several areas at once is usually more efficient.
How much does bathroom resealing cost in Clivocast?
It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.
My sealant has gone black. Can you sort it?
Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
Where is Mr Mastic based?
We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Aftercare tips
A little care helps the new joints last. We recommend:
- Keep bottles off the sealant line
- Wipe up water along the back of the worktop
- Never pick at the silicone with a blade
- Squeegee the walls and tray after use
Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
