Need glazing silicone in Clivocast?

Glazing silicone in Clivocast, done properly

Glass and frames expand and contract differently, and the silicone between them takes the strain. Once it splits or comes away, water finds a way through. We cut it out and reseal with a glazing silicone suited to the joint. If you have leaks from the base of a shower screen and drips on the inside of a conservatory window, we can help.

Outdoor sealant needs a dry surface, so window work around Clivocast is planned around the weather. Tell us about access to all the windows and doors, upstairs included.

Every job is covered by a one-year guarantee.

Glazing silicone in Clivocast: local notes

Clivocast is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on glazing joints and frame seals, especially on the side facing the sea. Island weather, with its wind and salt spray, is tough on glazing joints and frame seals.

For an older house near a landmark such as Uyeasound Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Landlords, agents and businesses in Clivocast

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

How the visit works

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from an hour or two to most of a day, depending on the size of the job. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We trace the leak and confirm it’s a sealant joint.
  2. The failed silicone is cut out without marking the glass or frame.
  3. We clean the glass and frame so the new silicone bonds.
  4. We lay the new bead and tool it smooth.
  5. We check the finished joints and test with water where it’s safe.

How to prepare

  • Mention any parking rules near the property
  • Move anything stored near the joints
  • Mention if the joints have been sealed before

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

How the job changes by surface

Shower screens

Frameless screens rely on silicone at the base and wall. We renew it without marking the glass.

Glass-to-frame joints

Silicone at the glass edge seals it into the frame. A failed bead lets water in.

Leave it or put it right?

Dealing with a leaking shower screen early protects the floor and ceiling. A small leak can reach the floor below before it shows. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Act on drips or damp patches early
  • Avoid strong solvents on or near the sealant
  • Clear the conservatory gutters regularly
  • Stick to mild cleaners on glass

Squeegee a shower screen after each shower and keep the room ventilated. That slows mould growth on the bead.

Cracked glazing silicone means the joint has failed. Resealing now is a small job, compared with repairing damaged frames or plaster.

Common problems we fix in Clivocast

Silicone won’t bond to a dirty surface. If the glass and frame weren’t cleaned properly the sealant may lift within a few years.

It’s worth asking for a quote if you see:

  • Conservatory leaks at frame and glazing joints
  • Drips on the inside of a conservatory window
  • Failed sealant around rooflight glass
  • Glazing silicone that has cracked or come away

Around Clivocast, as everywhere, glazing silicone is only as good as the preparation behind it.

Your questions about glazing silicone in Clivocast

Will you come out to Clivocast?

Yes, we do. Our work covers the whole of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.

Does living near the coast affect glazing silicone in Clivocast?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do you have insurance?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Can you replace a misted double-glazed unit?

No. We renew the sealant. Glass and sealed units need a glazier.
