About our external mastic in Mid Yell
Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement where mortar or filler would crack. If you have failed seals between different materials and old sealant gone brittle and cracked, we can put it right, whatever the surface.
Outside joints can only be sealed when they’re dry, so work in Mid Yell depends on the weather. Let us know about access to every wall and roofline.
The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Different surfaces, different methods
Brickwork movement joints
Brick movement joints are often mistaken for a missing mortar line. Where one has been mortared, we cut it out and reseal it with sealant if the joint can be cleared.
Concrete and blockwork
Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.
The process
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to several days, depending on the building. For a place like Mid Yell, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
- The old mastic and anything lodged in the joint is removed.
- We clean both faces of the joint and prime them where the product calls for it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Signs you need external mastic in Mid Yell
Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.
People usually contact us when they notice something like this:
- Hard, crazed mastic that has stopped moving
- Moss and dirt in joints with no sealant left
- Damp patches traced to an open external joint
- Brick movement joints where the sealant has split
Homes close to St John's Church And Churchyard include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

Outside joints around Mid Yell
Mid Yell is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
Schools such as Mid Yell Junior High School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

Common questions in Mid Yell
Is external mastic in a coastal place like Mid Yell any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Do you cover Mid Yell for external mastic?
Yes, Mid Yell is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.
Can you reach joints on upper floors?
Each building is different. Tell us the height, the number of joints and what’s below them.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
What does external mastic cost?
Size, access and the old material all affect the cost. Call for a quick quote.
Can you match the colour of my brickwork?
The sealant colour is picked to suit the wall so the joint blends in. There’s a wide choice of exterior colours.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.
When will the joints need doing again?
That depends on the wall, the weather and the movement. Signs to watch for are cracking, hardening and gaps at the edges, and reseal at that point.
Honest limits
We’ll always be straight with you, so here’s what sealant cannot fix:
- Structural movement, which needs a surveyor or engineer
- Cracked brickwork or render that needs a builder or plasterer
- Damp that is not coming from the joint
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
What we seal
- Render & cladding joints
- Concrete & block
- Joints between brick and frames
- Brickwork movement joints
- Façade panels
- Copings & trims
How we quote for external mastic
You will get a clear quote before work begins. It takes into account:
- The product the joint needs
- Any working-time requirements on site
- Mould in or behind the old joints
- Whether old sealant or filler has to be cut out
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.
What to tell us for a quote
There’s no need for technical detail. Just tell us:
- If it’s domestic, commercial or a hotel
- What’s wrong with the joints now
- The rough size of the job
- Access, such as stairs, a lift or height
Getting a quote is simple: tell us what needs doing and where. A few photos by email make the job easier to understand, and we will come back to you with a quote.
Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Keep soil, plants and ivy away from the joints
- Make sure movement joints aren’t pointed over
- Avoid pressure-washing directly into sealant joints
- Get split or bare joints resealed while the damage is small
Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead over time.
Once a joint cannot move, the wall finds another way, often as cracks near the joint. Catch it early and you reduce the risk.
Why act early in Mid Yell
A failed movement joint lets water into the wall, behind render and cladding. Resealing early keeps the job to the joint itself, rather than the wall around it. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.
