Work for landlords, hotels and businesses
For anyone letting property in or around Camb, several properties can go on one quote. Send us the addresses and the work at each.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
About our external mastic in Camb
Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible sealant bridges the two. If you’re dealing with hard, crazed mastic that has stopped moving and brick movement joints where the sealant has split, we can help, on façade panels, brickwork movement joints and joints between brick and frames alike.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
Each job carries a 12-month guarantee, whatever its size.

How the job changes by surface
Copings and trims
Coping and trim joints face rain and sun head on. We reseal them with an exterior sealant suited to the material.
Render joints
Water behind render can lead to blown patches. Resealing the joints early keeps water out and protects the render itself.
Common questions in Camb
Is Camb within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.
Does the coastal weather in Camb affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.
Is there a guarantee?
Yes. All our work carries our 12-month guarantee.
How long will you be here?
A typical job takes a few hours to a few days, depending on the length of joint and the access, including the preparation. Your quote will say how long we expect yours to take.
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
How long does external mastic last?
It varies with how exposed the wall is and how much the joint moves. Signs to watch for are cracking, hardening and gaps at the edges.
What do you need from me for a quote?
A short description and the location. If we need more, we will ask.
What external mastic looks like in Camb
Camb is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
For site and facilities teams at buildings such as Mid Yell Junior High School, its movement joints, gutters and trims need looking after like any other building’s. Homes close to Reafirth Chapel include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.
Camb is in the Shetland Islands. From the centre of Camb to the outskirts, we cover external mastic for every kind of property. 63 places in the Shetland Islands are on our list, from the larger towns to small villages.
Our applicators cover all of ZE2 for external mastic and the streets around it. If you are just outside Camb, we cover Mid Yell (1 mile south), Aywick (4 miles south), Houbie (7 miles east), Cullivoe (7 miles north) and Clivocast (7 miles north-east). Island and remote addresses take a little more planning, so please mention your location when you send an email to info@mrmastic.co.uk.

When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Failed render or damaged cladding panels
- Damp that is not coming from the joint
- Adding movement joints to masonry that has none
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.
What we seal
- Joints between brick and frames
- Façade panels
- Brickwork movement joints
- Copings & trims

- Concrete & block
What happens on the day
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Camb need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
Preparing for the visit
- Move anything stored near the joints
- Tell us if parking is tricky
- On commercial sites, let us know about site rules

Related advice
DIY sealant or a professional job?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Why act early in Camb
Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. Around Camb, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

How we quote for external mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Whether the work is at height
- How many areas need sealing
- Whether there’s mould to deal with
- The number and length of the joints
Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.
What to tell us for a quote
There’s no need for technical detail. It helps if you can tell us:
- If it’s domestic, commercial or a hotel
- Where the job is, and your postcode
- How many joints, rooms or windows are involved
- What the problem is, such as mould, gaps, leaks or cracking
Every job is quoted individually, so the first step is telling us about yours. Just send an email to info@mrmastic.co.uk with the details.
