How we handle fire rated sealant in Camb

Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. Each gap is sealed to the product maker’s tested detail for its size and substrate. If you have fire stopping disturbed by later work and gaps flagged on a fire risk assessment, we can help, on plasterboard & masonry, flats & HMOs and door frames alike.

In a smaller place like Camb, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

The process

We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. Most jobs take from a few hours to a few days, depending on the number of gaps and the access. Around Camb, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

How to prepare

  • Let us know about parking restrictions
  • Tell us about access, such as stairs, a lift or high-level joints
  • Where the joints are inside, avoid wetting them before we arrive

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Looking after it afterwards

So the new joints stay in good condition:

  • Look in service cupboards and ceiling voids from time to time
  • Check whether a sealant can be painted before decorating over it
  • Report cracked or damaged seals as soon as you notice them
  • Include fire stopping when you schedule refits

Avoid covering a sealed gap with anything that is not part of the tested detail. If it needs repair, use the same type of product. We can tell you which product we used.

Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes and the list grows.

Camb: your questions answered

Do Scottish building rules affect fire-rated sealant work in Camb?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Will you come out to Camb?

Yes. Camb is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

Will the old sealant be removed?

Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all.

Can you give us a record of the work?

Yes. When the job is done, we give you the locations and products. Tell us if your assessor needs it in a particular format.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Can you seal over the old sealant?

No, it will not last. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

Why deal with it now?

A quick fill with any sealant to hand isn’t fire stopping. Fire-rated products are tested in set gap sizes, depths and substrates, so both the product and the method matter. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

Different surfaces, different methods

Linear gaps

Some linear gaps have to cope with movement as well as fire. The product and depth are chosen to suit both from the manufacturer’s details.

Masonry and concrete

Holes through concrete and block are rarely neat. We measure the gap at its widest point to make sure it suits the product.

What affects the cost of fire rated sealant

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • Any mould that needs treating
  • Whether the work is at height
  • The number of rooms or windows
  • How much there is to do

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

What we need to know

To make quoting easier, please include:

  • Any previous sealing or DIY work
  • Photos by email, if that is easy
  • Any access issues, like height or stairs
  • What’s wrong with the joints now

To get a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear quote before any work starts.

For landlords and businesses

For anyone letting property in or around Camb, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and photos by email help.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.

Workplaces and buildings in Camb

For seaside hotels, guest houses and holiday lets around Camb, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can.

For buildings such as Reafirth Chapel, gaps around pipes and cables are worth checking after any building work there. If you look after a building such as Mid Yell Junior High School, fire-stopping around service openings should be restored whenever new services go in.
