Exnaboe Remedial Sealant
We cover Exnaboe for removing failed, mouldy or leaking sealant and putting it right. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Kitchen joints letting water behind the worktop
- A second bead peeling off the first
- Smears and lumps from a botched reseal
Remedial sealant for homes and businesses in Exnaboe
Removing failed sealant is the hardest part of the job. Every layer is cut out, the residue cleaned off and the joint degreased, taking care not to scratch the surfaces around it. Only then can new sealant bond. Typical jobs include kitchen joints letting water behind the worktop and mould trapped under a layer of silicone, on leaking tray & enclosure joints, expansion joints and botched or over-sealed joints.
Bathrooms in smaller places like Exnaboe work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
Every job comes with a 12-month guarantee, wherever you are in the Shetland Islands.

What the job involves on each surface
Over-sealed & botched joints
Every layer has to come out, and silicone residue is cleaned off the tiles too. New sealant needs a fully clean surface.
Leaking trays & enclosures
A cracked tray, failed valve or leaking waste needs a different fix. We’ll tell you what we find.
Signs you need remedial sealant in Exnaboe
Sealant needs a clean, dry surface with no grease on it. Soap film, dust, damp or old residue stop it gripping, and the joint starts to come away early.
Any of these means the joints need attention:
- Movement joints that have split or pulled away
- Beads that never stuck properly
- Decorators’ caulk around a bath or shower
- Mould trapped under a layer of silicone
Whether the job is in Exnaboe itself or nearby, the right material for each joint matters as much as a neat finish.

What happens if it’s left?
Remedial work takes longer than a straight reseal, but not by much: the work takes a few hours, depending on how many layers have to come out. Compared with chasing the same leak every few months, it’s time well spent. Around Exnaboe, water from a failed joint in an older stone home can soak into timber and plaster.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.

Bathrooms and kitchens in Exnaboe
Exnaboe is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Around Exnaboe, as everywhere, remedial sealant is only as good as the preparation behind it.

Questions from Exnaboe
Is remedial sealant in Exnaboe guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Is Exnaboe within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
How long does the work take?
That depends on how many layers there are and how many joints. We’ll tell you before any work starts.
Do you work for hotels and businesses?
Yes. We can plan bigger jobs in stages to suit the site.
What sealant do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Are you fully insured?
Yes. We’re fully insured.
Can you remove old sealant without damaging the bath?
Yes. Residue is removed with a product suited to the surface rather than scraped hard, so the new sealant bonds cleanly.
What happens on the day
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for most joints, depending on how much old sealant has to come out. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- The right product goes in, with backing where the joint moves.
- We finish neatly and point out anything that needs another trade.
Before we arrive
- Move anything stored near the joints
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any water getting in

How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Keep bleach and abrasives off the bead
- Act on a lifting corner right away
- Don’t add new sealant on top of old
- Check ceilings under showers for marks
Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.
Signs to act on: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Any of them means it’s time for remedial work.
What we cannot put right
To be straight with you, there are a few things sealant won’t fix:
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Cracks in the fitting rather than the joint
- Plumbing leaks behind walls or under trays
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.
