What we’re called out for in Exnaboe

Over time, buildings change layout and use. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.

Look out for any of the following:

  • Ordinary sealant used where a fire-rated product was needed
  • Gaps left after a refit or conversion
  • Gaps where walls meet ceilings or slabs
  • Gaps around pipes and cables through fire-resisting walls

Around Exnaboe, as everywhere, fire rated sealant is only as good as the preparation behind it.

What happens on the day

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a few hours for a handful of gaps, and longer for a whole building. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Anything that isn’t fit for the job comes out, and the gap is cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Finally, we list where we worked and what we used, for your records.

Before we arrive

  • Keep children and pets away from the work area
  • Tell us if parking is tricky
  • Tell us about any water getting in

Advice

Workplaces and buildings in Exnaboe

If you run a hotel, guest house or holiday let in a coastal place like Exnaboe, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.

Whether the job is in Exnaboe itself or nearby, the right material for each joint matters as much as a neat finish.

Exnaboe is about 19 miles south of Lerwick, in the Shetland Islands. Our applicators cover fire rated sealant for homes and businesses in Exnaboe and nearby. We cover 63 towns and villages across the Shetland Islands, large and small.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Quotes for fire rated sealant in Exnaboe

We don’t publish a price list. The quote depends on:

  • The number and length of the joints
  • When we can work, for business premises
  • The type of sealant required
  • Whether there’s mould to deal with

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • Whether it has been sealed before
  • The type of property
  • What’s wrong with the joints now
  • Photos by email, if that’s easy

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we’ll explain what’s involved.

Exnaboe questions

Will you come out to Exnaboe?

Yes, Exnaboe is covered. We work across all of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.

Is Exnaboe in your area for fire rated sealant?

Yes. We work across all of Scotland, and Exnaboe is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Do you remove the old sealant?

Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.

Will we have a record of what was sealed?

Yes. You get a list of where we worked and what we used to keep with your fire safety documents.

Can you fill the gap behind a fire door frame?

Yes. The joint between frame and wall is sealed with a fire-rated sealant, to the product’s details. The door, its seals and closer are for a door specialist.

Can you work in occupied buildings?

Yes. We work in flats, HMOs, schools, offices and other commercial buildings, including occupied ones. The order of work and access are planned with you.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Include hidden areas like risers in routine checks
  • Tell trades working in the building that fire seals must be put back
  • Don’t paint over fire sealant until it has cured
  • Allow for resealing whenever new services are run

Leave the sealant to cure fully before painting near it. Not every fire-rated sealant takes paint, so ask us which we used.

Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes and the list grows.

Why deal with it now?

Fire-rated sealants need more care than everyday sealant. How it’s installed changes how it performs, and we work to the product details every time. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.
