FAQs for Exnaboe

Can you do new build mastic in Exnaboe?

Yes, Exnaboe is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.

Is new build mastic in Exnaboe guaranteed?

Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Who should fix failed sealant in a new build?

If you’re still within the builder’s snagging or warranty period, report it to them first. If they’re slow or the fix does not last, we can help.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

When is the best time to reseal in a new build?

It depends on whether water is getting through. A leaking shower or bath seal should be redone straight away, but cosmetic gaps can wait for movement to slow.

Why does sealant fail so quickly in new builds?

Cracking in the first couple of years is common. Rushed application on dusty surfaces makes it worse.

When is the sealant fully cured?

It depends on the product and the conditions. We tell you how long to leave it before we go.

Can I send you my snagging list?

Yes. Photos of each sealant item help us quote. If something is not sealant, we’ll say so.

About our new build mastic in Exnaboe

Building dust is behind a lot of failed new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the new bead bonds properly instead of bonding to the dust. If you have shower seals failing in the first year or two and cracks appearing as a new home settles, we can put it right.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

A one-year guarantee comes with the work, just as it does everywhere we cover.

What happens if it’s left?

DIY kits don’t solve the main problems with new-build sealant: dust, no primer and old sealant left in the joint. Proper removal and preparation are what make it last. In an older home around Exnaboe, damp from a failed joint can get into timber and plaster.

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

What sealant work can’t fix

Sealant is not the answer to every problem, and we will tell you before work begins. Sealant will not put right:

  • Deciding who is responsible under a builder’s warranty
  • Settlement cracks that need a surveyor
  • Cracked trays, tiles or worktops

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Wipe joints with warm soapy water
  • Record problems with dated photos
  • Check bath and shower seals every few months as the house settles
  • Do not wait for the house to settle if water is getting through

Follow the cure time we give you before the area gets wet. Silicone is usually left for about a day to cure enough for use.

A failed seal in a new home lets water into joists, plasterboard and ceilings. Catching it early keeps the fix to the sealant and protects the rest of the house.

What happens on the day

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from a few hours to several days, depending on the number of plots. Outside jobs in Exnaboe need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we work through your snagging list or plot schedule with you.
  2. The old bead comes out in full, with no layer left behind.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. We check every joint and tell you how long each needs to cure.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Tell us about access, such as stairs, a lift or high-level joints
  • Move anything stored near the joints

When to call us in Exnaboe

New homes are full of moisture from plaster, screed and concrete, which takes a year or two to dry out. Drying timber shrinks and pulls joints apart, and sealant that can’t keep up splits.

The most common problems we see are:

  • Gaps opening as the house dries out and settles
  • Gaps behind new kitchen upstands
  • Sealant work across a run of new homes
  • Frame joints opening as the plaster dries

Around Exnaboe, as everywhere, new build mastic is only as good as the preparation behind it.

How we quote for new build mastic

The quote reflects the job in front of us. We look at:

  • Whether old sealant or filler has to be cut out
  • When we can work, for business premises
  • How easy the joints are to reach
  • How many areas need sealing

Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • If it’s domestic, commercial or a hotel
  • Any previous sealing or DIY work
  • A few photos by email, if you can
  • The address or postcode of the job

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
