Boddam: your questions answered
Is there a guarantee on new build mastic in Boddam?
All our work, in Boddam and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Is Boddam in your area for new build mastic?
Yes, Boddam is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Are you fully insured?
Yes, we’re fully insured.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Is it worth resealing while the house is still settling?
Any seal that’s leaking should be redone straight away. Cosmetic gaps can wait until the first year or two of movement has passed.
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses, and we are fully insured.
Where are you based?
Mr Mastic is based in Crawley. We cover Boddam and the rest of the Shetland Islands, along with the rest of our area.
Do you take on second-fix sealing for builders?
Yes. We seal plots to the developer’s programme, room by room. Tell us the plots and the joints involved for a clear quote.
How we handle new build mastic in Boddam
Developers send us the plot schedule and we work through it. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over using the right product for each joint. We work on bathrooms & en suites, show homes and skirting & floors, and people most often call us about joints pulling apart as timber shrinks and beads laid onto grit and dust from the build.
Around smaller Scottish places like Boddam, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
All of our work is guaranteed for twelve months, in Boddam and everywhere else we cover.

New homes and floors in Boddam
Boddam is within about 1 mile of the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
For jobs in and around Boddam, choosing the right material for each joint is as important as a tidy finish. Around Boddam, as everywhere, new build mastic is only as good as the preparation behind it.

What we cannot put right
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Leaks from pipes, valves or wastes, which need a plumber
- Baths and trays that move too much for sealant to cope with
- Disputes or warranty claims with your builder
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

What affects the quote in Boddam
There’s no set price list. What we look at:
- How many areas need sealing
- Whether old sealant or filler has to be cut out
- When we can work, for business premises
- How much there is to do
What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.
Helping us quote
Photos help, but a description is a good start. Please mention:
- What’s wrong with the joints now
- The type of property
- Whether it has been sealed before
- The address or postcode of the job
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work before giving you a price.
Different surfaces, different methods
Windows and doors
Draughts around new frames are often a sealant gap. We check and reseal the frame edges.
Show homes
We can refresh show-home sealant that has discoloured or been knocked. We cut it out and reseal neatly.
Aftercare tips
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Look at the sealant regularly in the first couple of years
- Wipe joints with warm soapy water
- Wait for the cure time before using a resealed shower
- Avoid running a DIY bead over the old one
Follow the cure time we give you before the area gets wet. Most silicones need around a day to cure enough for use.
If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.
Landlords, agents and businesses in Boddam
If you manage several properties in or around Boddam, several properties can be quoted together. Send us the addresses and the work at each.
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
What happens on the day
The work is kept neat and contained to the joints we are treating, so you can carry on as normal. Expect the work to take a few hours in a single home, and we tell you how long to leave it before we go. Outdoor work around Boddam depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- Each joint is checked for movement before we start.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
- Baths are filled with water, then the new sealant is applied.
- We check every joint and leave you with the cure times.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
