How we handle new build mastic in Scatness

Dust is the enemy of new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the sealant actually sticks. We work on windows & doors, plot handovers and bathrooms & en suites, and common reasons people get in touch are messy sealant that spoils new finishes and shower seals failing in the first year or two.

For a place like Scatness, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

The process

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes a few hours for most snagging lists, longer for a run of plots for a typical job. Outside jobs in Scatness need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. We tool every joint neatly and tell you when each area can be used.

Getting ready for the visit

  • Mention any parking rules near the property
  • Let us know about earlier repairs to the joints
  • Try not to wet indoor joints just before the visit

Surface by surface

Windows and doors

A draught at a new window can be a missed or failed joint. We look at the joints and reseal where needed.

Bathrooms and en suites

En suite seals are easy to miss on a snagging list until they leak. A proper reseal keeps water in the tray.

Common questions in Scatness

Do you cover Scatness for new build mastic?

Yes. We work across all of Scotland, and Scatness is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Is there a guarantee on new build mastic in Scatness?

All our work, in Scatness and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Can you do plot mastic on a new development?

Yes. We take on second-fix sealant work across new plots. Good preparation keeps snagging to a minimum.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Do you work for letting agents?

Yes. Domestic, commercial and hotel work are all part of what we do.

Is it worth resealing while the house is still settling?

Where water is getting through, do not wait. Hairline cosmetic gaps can wait until the house has settled.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Honest limits

New sealant cannot fix everything, and we will tell you before any work starts. Sealant will not put right:

  • Baths and trays that move too much for sealant to cope with
  • Broken tiles or a split tray
  • Settlement cracks that need a surveyor

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

When to call us in Scatness

Sealant is often one of the last jobs before handover. Dusty, unprimed joints are common, so the bead never bonds properly.

These are the problems we are asked about most:

  • Beads laid onto grit and dust from the build
  • Skirting joints opening in the first winter
  • New-build shower sealant that has already split
  • Kitchen sealant that has pulled off the wall

In and around Scatness, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

What your quote should include

  • When the joint can take water or movement
  • The length of the guarantee
  • Whether they seal over old material or remove it
  • How the joint is cleaned and prepared

New build mastic in Scatness: local notes

Scatness is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

For jobs in and around Scatness, choosing the right material for each joint is as important as a tidy finish.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Act quickly if a seal starts to leak
  • Keep water off fresh sealant until it has cured
  • Ventilate bathrooms well, especially in the first year
  • Watch for new gaps as the house dries out

Watch the joints as the house settles. Hairline gaps can open as timber and plaster dry.

Don’t let the snagging period run out with sealant problems unreported. After that, putting it right may fall to you so report it promptly.

What affects the cost of new build mastic

Call for a quick quote. What matters most is:

  • Which sealant suits the joint
  • Whether the work is at height
  • How much there is to do
  • When we can work, for business premises

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • How we’d reach the joints
  • Where the property is
  • Whether it has been sealed before
  • The rough size of the job

Every job is quoted individually, so the first step is telling us about yours. Just email us at info@mrmastic.co.uk with the details and send photos if you have them.
