Plot handovers

We work through plots to your schedule, sealing each room ready for handover. Joints are prepared properly before sealing.

Show homes

Tired or marked sealant in a show home can be renewed. The old bead comes out and a clean new one goes in.

New build mastic in Toab

We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. Both get the same care over preparation since hurried prep is behind a lot of new-build failures. If you are dealing with gaps behind new kitchen upstands and cracked caulk along new skirting, we can help.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Record problems with dated pictures
  • Use the extractor fan every time you shower
  • Clean sealant with mild detergent, not abrasives
  • Raise failed sealant with the developer while you are covered

Ventilation matters in a new home, which is still drying out. Use the extractor fan or open a window after showers to help keep mould away.

Lifting sealant traps moisture and mould behind it. Resealing before mould gets in saves a harder job later.

Landlord and commercial work in Toab

If you manage several properties in or around Toab, several properties can go on one quote. Send us the addresses and the work at each, and pictures by email help.

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

What we do, step by step

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a few hours in a single home, including the tidy-up. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out down to clean surfaces.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Let us know about stairs, lifts or work at height
  • Try not to wet indoor joints just before the visit

What sealant work cannot fix

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Cracking that points to a structural problem
  • Plumbing faults behind the sealant
  • Baths and trays that move too much for sealant to cope with

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

Why it’s worth doing now in Toab

A quick bead over the top of the old sealant can look fine at first, but it cannot bond to what’s underneath. Taking it all out and starting again is the only way to get a lasting seal. In an older home around Toab, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.
