Window mastic for homes and businesses in Toab
There are two joints on most windows. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. We work on timber windows & doors, aluminium frames and patio & French doors, and common reasons people get in touch are damp patches on the reveal after heavy rain and untidy mastic left by window fitters.
Outdoor sealant needs a dry surface, so window work around Toab is planned around the weather. Let us know about access to every frame, including any upstairs.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Toab homes and the weather
Toab is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Around Toab, as everywhere, window mastic is only as good as the preparation behind it.
Toab is in the Shetland Islands. Homes, rented property, offices and hotels in Toab can book us for window mastic. The work is guaranteed for a year. Our area takes in 63 places across the Shetland Islands.

What happens on the day
Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for a handful of frames, longer for a whole house. Outside jobs in Toab need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by checking each window and door with you.
- We remove the old mastic and clean the frame and the wall.
- We fit backing rod in deep gaps so the sealant is the right depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Finally we tidy up and check each joint.
Getting ready for the visit
- Mention if the joints have been sealed before
- For indoor joints, keep the area dry beforehand if you can
- Plan for the work area to be out of bounds to pets and children

Signs you need window mastic in Toab
Frames are never completely still. Sun on a frame makes it expand, and it contracts again overnight, while the masonry beside it stays put. If the sealant cannot stretch, it splits.
It’s worth asking for a quote if you see:
- Sealant in the wrong colour for the frame
- Cold air getting in at the frame edge
- Leaking joints at the ends of sills
- Rain getting in at the frame or under the sill
Whether the job is in Toab itself or nearby, the right material for each joint matters as much as a neat finish.

Toab questions
Will you come out to Toab?
Yes, Toab is covered. Our work covers the whole of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Does the coastal weather in Toab affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Are you insured?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
Is it worth trying it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Where is Mr Mastic based?
We work from Crawley. Our applicators cover Toab.
Can new window sealant be painted?
That depends on the product. Some hybrid sealants can be painted; silicone can’t. Mention any painting plans before any work starts.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
What affects the cost of window mastic
Your quote is based on your job. We take into account:
- The amount of work
- How many rooms, windows or areas are involved
- Whether old sealant or filler has to be cut out
- Any working-time requirements on site
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.
Helping us quote
When you contact us, it’s useful to know:
- Whether it’s a home or a business
- The rough size of the job
- Pictures of the joints, sent by email
- Where the property is
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
For landlords and businesses
We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Keeping the joints in good condition
Aftercare is simple:
- Look round the frames every year or so
- Keep paint and stain on wooden frames in good order
- Keep jet washers away from the mastic
- Use gentle cleaners on frames and sealant
Most silicone sealants won’t take paint, so mention any painting plans before we start. There are paintable sealants for joints that need it.
A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.
Leave it or put it right?
Draughts and leaks don’t always mean new windows. Where the frames are sound, new mastic usually deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we will tell you. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
