Window mastic in Boddam

Window mastic in Boddam, done properly

Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. We work on uPVC windows, window sills and aluminium frames, and people most often call us about cracked internal joints between frame and plaster and a bead that doesn’t match the frame.

Outdoor sealant needs a dry surface, so window work around Boddam is planned around the weather. Tell us about access to all the windows and doors, upstairs included.

Your job is guaranteed for a year, as with all our work.

FAQs for Boddam

Will you come out to Boddam?

Yes, we do. Our work covers the whole of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.

Is Boddam in your area for window mastic?

Yes, Boddam is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Do you work on first-floor windows?

Yes, if safe access is possible. Higher or awkward frames may need extra access, and we’ll confirm what’s needed.

Where is Mr Mastic based?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Do you seal inside as well as outside?

Yes. Draughts often come through the inside gap too, so it can be worth sealing both.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Looking after it afterwards

Aftercare is simple:

  • Clean frames with a soft cloth and soapy water
  • Clear any debris from frame drain holes
  • Do not paint over the silicone
  • Wipe condensation off the frames

Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.

Why it’s worth doing now in Boddam

Working on frames from a ladder with a sealant gun is not easy, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. In a place like Boddam, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

Why book with us

  • Quality sealants from Arbo and Everbuild
  • We never seal over old sealant
  • White, clear, grey or another colour, product permitting
  • Approved under the ARBOMaster scheme

What we are called out for in Boddam

Joint shape matters as much as the product. A skim of sealant over a wide gap soon tears, while a joint packed solid cannot stretch. That’s what backing rod is for.

These are the problems we’re asked about most:

  • Gaps between the frame and the inside reveal
  • Gaps left after new windows were fitted
  • Mastic that has split away from the wall
  • Gaps where the sill meets the wall

In the older streets around Dunrossness Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Questions to ask before booking

  • How the joint is cleaned and prepared
  • Which colour the sealant will be
  • How long to leave it before use
  • Is the old sealant removed completely?

10 questions to ask before you book

What affects the cost of window mastic

There’s no set price list, because jobs vary so much. The quote depends on:

  • Any mould that needs treating
  • The type of sealant required
  • How many rooms, windows or areas are involved
  • The number and length of the joints

The cost depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

Asking for a quote

What to tell us when you ask for a quote:

  • The address or postcode of the job
  • The problem you’ve noticed
  • Whether it has been sealed before
  • How many joints, rooms or windows are involved

Every job is quoted individually. Simply send an email to info@mrmastic.co.uk and describe the job and send pictures if you have them.

Boddam homes and the weather

Boddam is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

In and around Boddam, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

How the job changes by surface

Composite doors

A composite door usually sits in a plastic outer frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.

uPVC windows

The frame is cleaned with a product that will not harm the plastic, then the sealant goes in between frame and wall and tooled smooth.

The process

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a handful of frames, longer for a whole house and we leave things clean and tidy. For a place like Boddam, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check each frame and agree which ones need doing.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Deep gaps are filled with backing rod to set the depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Every joint is checked before we leave.

How to prepare

  • On commercial sites, let us know about site rules
  • Let us know about earlier repairs to the joints
  • Plan for the work area to be out of bounds to pets and children
