Bathroom & kitchen resealing in Boddam, Shetland Islands

Problem with your baths, showers and worktops in Boddam? We cut out the old, prepare the joints and apply the right sealant.

  • Cracked, shrunken or lifting silicone
  • Black mould in the silicone that will not clean off
  • Gaps between the worktop and the wall

Bathroom resealing in Boddam

Should I try it myself first?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Bathroom resealing for homes and businesses in Boddam

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We work on shower trays & enclosures, basins & vanity units and baths, and the jobs we see most are water getting behind the kitchen upstand and a bead that has pulled away from the tiles.

Bathrooms in smaller places like Boddam work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

How the visit works

On the day, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before we start. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a place like Boddam, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Getting ready for the visit

Advice

Boddam: your questions answered

Will you come out to Boddam?

Yes, we do. We work across all of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.

What guarantee comes with bathroom resealing in Boddam?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you reseal kitchen worktops and sinks too?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

Can I choose the colour of the sealant?

White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.

How long does it take to reseal a bath or shower?

Allow around two hours for one bath or shower, longer for a whole bathroom. You’ll know how long to expect before work begins.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Boddam, along with the rest of our area.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Leave it or put it right?

Tired sealant is not a reason to replace a bath or shower. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we’ll tell you. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and give you a clear price before we start.

Why choose Mr Mastic in Boddam

  • A choice of colours where the product allows
  • Sanitary silicone with an anti-fungal additive in wet areas
  • We agree the colour with you first
  • Domestic, commercial and hotel work

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Keep an eye on the corners, where splits start
  • Use gentle cleaners on the silicone
  • Never pick at the silicone with a blade
  • Wipe up water along the back of the worktop

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

What we can’t put right

We’d rather tell you now than do work that will not last, so these are the limits:

  • Water getting in through the grout rather than the sealant
  • A bath or tray that moves because it is not properly supported
  • A leaking waste, trap or valve

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

What bathroom resealing looks like in Boddam

Boddam is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Homes close to Dunrossness Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. In and around Boddam, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Different surfaces, different methods

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
