Exnaboe Floor Joint Sealing
We cover Exnaboe for sealing skirting-to-floor joints, tiled floor movement joints and concrete floor joints. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Gaps opening between the floor and skirting
- Failed seals where bathroom floors meet baths and panels
- Floor edges that trap water and grime
Leave it or put it right?
Putting new grout into a crack that keeps reappearing doesn’t last. If the floor needs to move there, the grout will crack again. Replacing that line with flexible sealant gives it somewhere to go. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.
Why us?
- Sanitary silicone with an anti-fungal additive in wet areas
- Full insurance on every job
- Neat joints and a tidy finish
- Every job guaranteed for a year
Floor joint sealing for homes and businesses in Exnaboe
Gaps along the bottom of skirting are common in new and older homes alike. Caulk tends to crack there, so we close it with a flexible sealant instead. We’re often asked to deal with grout cracking in a straight line across a floor and rigid edge joints in tiled floors, across tiled floors, commercial floors and concrete floor joints.
Work in a place like Exnaboe is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Should I try it myself first?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
What we cannot put right
Before booking, it’s worth knowing the limits too:
- Bouncy or failing floorboards
- Large cracks that need a surveyor
- Cracked or broken concrete slabs
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

FAQs for Exnaboe
Do you cover smaller places like Exnaboe?
Yes. Exnaboe is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Is floor joint sealing in Exnaboe guaranteed?
All our work, in Exnaboe and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Where do you work from?
We’re based in Crawley, and we cover South East England, London and all of Scotland.
Can new sealant go over the old?
No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Will the old sealant be removed?
Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.
How long does the job take?
That depends on how much there is to do, but most jobs take a morning or an afternoon for most homes. We’ll tell you when we quote.
Can you quote for more than one area?
Yes, we can. Several rooms, windows or areas can go on one quote.
Can grout be replaced with sealant on a tiled floor?
Often, yes, at the edges and along suitable lines. The grout is raked out and replaced with a flexible sealant in a colour to suit, giving the floor room to move.

Joints and finishes in Exnaboe homes
Across the Shetland Islands, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. That is why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
Around Exnaboe, as everywhere, floor joint sealing is only as good as the preparation behind it.

When to call us in Exnaboe
Grout is rigid, so a tiled floor with nowhere to move cracks along a grout line. Cracks often run straight along a line of joints, showing where a movement joint was needed.
People generally contact us after spotting one of these:
- Tiled floors with no room to move
- Floor edges that trap water and grime
- Rigid edge joints in tiled floors
- Gaps opening between the floor and skirting
For jobs in and around Exnaboe, choosing the right material for each joint is as important as a tidy finish.
What to look for in a quote
- What the quote includes, VAT included or not
- What insurance they hold
- What happens if they find a problem under the old sealant
- Which sealant they’ll use, and why
What happens on the day
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours for most rooms, longer for large commercial floors. Around Exnaboe, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We look at the gap and the floor type and agree the right sealant.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- The joint is vacuumed clean, with backing fitted wherever depth matters.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- We tool the joint neatly and tell you when it can be walked on and cleaned.
Before we arrive
- Mention any tricky access
- Let us know about parking restrictions
- Keep pets and children clear of the area while we work
How to get a quote
Every job is quoted individually. Simply send an email to info@mrmastic.co.uk and describe the job, and photos are welcome.
Advice
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Avoid sloshing water against skirting
- Don’t fill floor joints with caulk where they move or get wet
- Use furniture pads near skirting
- Keep heavy wheels off new concrete joints until cured
Avoid flooding the floor when you clean. Less water at the edges helps the joints last.
A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier and stops it getting worse.
