Your questions about glazing silicone in Exnaboe

Is glazing silicone in a coastal place like Exnaboe any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Is Exnaboe in your area for glazing silicone?

Yes. Our work covers the whole of Scotland, and Exnaboe is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.

Why not top up the existing silicone?

New silicone will not bond to old silicone, so a top-up soon lets water through. We cut out the old sealant first.

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.

Do you offer different sealant colours?

In most cases you can choose. We’ll explain which colours are available and agree one before work begins.

Is a special sealant needed for glass?

We use a neutral-cure glazing silicone suited to glass and the frame. Shower screens get anti-fungal silicone.

Can you work on commercial sites?

Yes. We can plan bigger jobs in stages.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

How we handle glazing silicone in Exnaboe

We don’t replace glass, and misting between panes means a failed sealed unit. Our work is the sealant joints and that is often where the water gets in. If you have water getting into a conservatory at the joints and mouldy sealant around glass panels, we can put it right.

Mastic can only go onto a dry joint, so outside work in Exnaboe depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

All our work is covered by a 12-month guarantee.

Glazing silicone in Exnaboe: local notes

Exnaboe is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on glazing joints and frame seals, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

For jobs in and around Exnaboe, choosing the right material for each joint is as important as a tidy finish.

Exnaboe is about 19 miles south of Lerwick, in the Shetland Islands. We carry out glazing silicone for householders, landlords and businesses in Exnaboe and nearby, as part of our work across the Shetland Islands. We cover 63 towns and villages across the Shetland Islands, large and small.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

How we quote for glazing silicone

We quote each job individually. This is what makes a difference:

  • The type of sealant required
  • How easy the joints are to reach
  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

What we need to know

What to tell us when you ask for a quote:

  • If it’s domestic, commercial or a hotel
  • Photos by email, if that’s easy
  • Where the property is
  • How many joints, rooms or windows are involved

It all starts with a short chat. Describe the problem, the location and the size of the job. Whenever you are ready, send an email to info@mrmastic.co.uk.

Why act early in Exnaboe

You don’t need new glazing because the sealant has gone. Sound glass and frames generally just need resealing. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

The cost reflects the work involved, not guesswork. That is why we ask a few questions first.

Landlords, agents and businesses in Exnaboe

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

What happens on the day

A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and tidy away. It usually takes a few hours for most jobs. Outdoor work around Exnaboe depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We trace the leak and confirm it’s a sealant joint.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. We lay the new bead and tool it smooth.
  5. We check the finished joints and test with water where it’s safe.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Plan for the work area to be out of bounds to pets and children
  • Mention any leaks or damp you’ve noticed

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Do not use a blade near the sealant
  • Check the silicone on glass every year or so
  • Clean glass with a mild cleaner and a soft cloth
  • Run a squeegee over the glass when you are done

Keep conservatory gutters clear so water does not back up against the seals. Blocked gutters can push water where it shouldn’t go.

Damp patches, drips and condensation along a joint are worth checking. The cause may be sealant or another part and we will find out which.

What we are called out for in Exnaboe

On shower screens, constant water and cleaning products wear silicone. Mould gets into it and the joint starts to lift.

The most common problems we see are:

  • Sealant that was laid over old silicone and failed
  • Stained, discoloured glazing silicone
  • Failed sealant around rooflight glass
  • Leaks where conservatory glass meets the frame

In and around Exnaboe, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

What your quote should include

  • Whether they’re fully insured
  • Whether they seal over old material or remove it
  • Which colour the sealant will be
  • The length of the guarantee
