About our fire rated sealant in Scatness

Door frame gaps, linear joints and holes around services all have their own details. We check the size and the substrate before choosing the product, then the sealant goes in to the depth the product’s details set. We work on door frames, flats & HMOs and service penetrations, and common reasons people get in touch are holes left by a change of layout and open holes round services passing through fire walls.

For holiday lets, guest houses and community buildings in or near Scatness, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

Big or small, it’s backed by our 12-month guarantee.

How the visit works

On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. The work usually takes from a few hours to a few days, depending on the number of gaps and the access. Somewhere like Scatness may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Anything that isn’t fit for the job comes out, and the gap is cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. We record the locations and products used for your records.

Why deal with it now?

For some gaps, sealant isn’t the right answer and another system is needed. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. We’ll say so if a gap needs something other than sealant. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Why us?

  • 4.9 on Google from 180+ five-star reviews
  • Anti-fungal silicone where joints get wet
  • Trusted Arbo and Everbuild sealants
  • Any old sealant cut out fully, not covered over

How to look after the new joints

After the cure time, these simple habits help:

  • Allow for resealing whenever new services are run
  • Never patch a fire seal with standard sealant
  • Tell trades working in the building that fire seals must be put back
  • Photograph sealed gaps before they’re covered up

Avoid covering a sealed gap with anything that is not part of the tested detail. Repairs should use a matching fire-rated product. Ask us if you are not sure which product was used.

Open gaps do not only matter in a fire: they also let noise, draughts and sometimes pests through. Dealing with them early helps with all of these.

How the job changes by surface

Flats and HMOs

Conversions usually leave a mix of old and new service holes. The gaps on your list are sealed with a fire-rated product.

Door frames

A door can only do its job if the gap behind its frame is sealed too. We seal that gap with a fire-rated sealant suited to the frame and wall.

Honest limits

It helps to know what we cannot do:

  • Big openings where sealant alone is not the tested solution
  • Construction that doesn’t provide fire resistance on its own
  • Doors that are not fire doors in the first place

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

Your questions about fire rated sealant in Scatness

Will you come out to Scatness?

Yes. Scatness is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

Is Scatness in your area for fire rated sealant?

Yes. Our work covers the whole of Scotland, and Scatness is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

Do you certify the fire stopping?

We don’t issue ratings or certificates ourselves. What’s required is set by your assessor or designer, and the product’s tested details show what it achieves, and we install to them.

Are you fully insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Is there a guarantee?

Yes: twelve months. If anything isn’t right with the work within the year, let us know and we will sort it.

Do you offer different sealant colours?

Yes. White, clear and grey are common, and other colours are available for many products, and we’ll agree it with you first.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

What affects the cost of fire rated sealant

There’s no set price list, because jobs vary so much. What we look at:

  • Working hours on commercial sites
  • Mould in or behind the old joints
  • The product the joint needs
  • Whether the work is at height

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and send you a clear quote before work begins.

Asking for a quote

You don’t need to know the technical terms. Just tell us:

  • Photos by email, if that’s easy
  • The address or postcode of the job
  • Any previous sealing or DIY work
  • The type of property

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, send an email to info@mrmastic.co.uk.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
