Remedial sealant in Vidlin

Do you need remedial sealant in Vidlin?

All sealant wears out eventually. Over the years it shrinks, hardens and gets colonised by mould. At that point it has to come out.

If you can see any of these, it’s time to have the joints looked at:

  • A shower that leaks however often it’s resealed
  • Beads that never stuck properly
  • Caulk or the wrong sealant used in a wet area
  • Smears and lumps from a botched reseal

Around Vidlin, as everywhere, remedial sealant is only as good as the preparation behind it.

Remedial sealant in Vidlin, done properly

In Vidlin, as anywhere, remedial jobs tend to look alike: sealant over sealant, mould under the bead, leaks that come back and movement joints that have split. We strip each one back and start from scratch. If you have caulk or the wrong sealant used in a wet area and a second bead peeling off the first, we can help.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

Big or small, you get the same 12-month guarantee.

Common questions in Vidlin

Is Vidlin in your area for remedial sealant?

Yes, Vidlin is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Is remedial sealant in Vidlin guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Can I choose the sealant colour?

Usually, yes. White, clear and grey are common, and other colours are available for many products, and we will agree it with you first.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint.

Where are you based?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

What if the leak is not the sealant?

Then we explain what we have found. A plumber or fitter may be needed before any new sealant goes on.

Can you fix a reseal that hasn’t worked?

Yes. We check it’s the sealant and not the tray, valve or waste, then strip and reseal the joints.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area.

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.

Vidlin homes and their sealant

Vidlin is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For jobs in and around Vidlin, choosing the right material for each joint is as important as a tidy finish.

What happens if it’s left?

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and the residue left behind stops the next bead bonding. Careful removal is most of a remedial job. Around Vidlin, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Check trays and worktops don’t move
  • Keep the room well ventilated
  • Never fill a movement joint with mortar or grout
  • Use a soft cloth, not a scourer, on silicone

Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.

Warning signs: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Any of them means it’s time for remedial work.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

How it works

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes a few hours, depending on how many layers have to come out, depending on the size of the job. Outdoor work around Vidlin depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. Every layer of old sealant is cut and cleaned out.
  3. Next, any mould is treated and the joint dried.
  4. Moving joints get backing and a flexible sealant to suit.
  5. Finally we finish the joint and talk you through what we found.

  • Sealant in an older building that needs testing for asbestos first
  • Water damage behind tiles that needs a tiler
