Our applicators work in Sullom on removing failed, mouldy or leaking sealant and putting it right. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.

About our remedial sealant in Sullom
Movement and expansion joints fail when the sealant can’t stretch. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. We work on leaking tray & enclosure joints, botched or over-sealed joints and shrunken worktop sealant, and people most often call us about gaps opening along the back of the worktop and smears and lumps from a botched reseal.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
Whatever the size of the job, it’s backed by our one-year guarantee.

Work for landlords, hotels and businesses
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Remedial sealant around Sullom
Sullom is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
For jobs in and around Sullom, choosing the right material for each joint is as important as a tidy finish. Around Sullom, as everywhere, remedial sealant is only as good as the preparation behind it.
Sullom is in the Shetland Islands. Anywhere in ZE2, our applicators can take on remedial sealant. Our the Shetland Islands coverage runs to 63 places, Sullom among them.

What affects the quote in Sullom
We quote each job individually. This is what makes a difference:
- The size of the job
- Whether there’s mould to deal with
- When we can work, for business premises
- How much old sealant there is and how hard it is to remove
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.
What we need to know
When you contact us, these details help:
- Where the property is
- If someone has resealed it before
- What the problem is, such as mould, gaps, leaks or cracking
- If it’s domestic, commercial or a hotel
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved.

Why act early in Sullom
Mould under a bead cannot be reached by cleaning. The layers have to come out, and the joint treated and dried before resealing. In an older home around Sullom, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

How the job changes by surface
Movement & expansion joints
Joints filled with mortar, grout or rigid filler cannot move. Where it can be raked out, we replace it with flexible sealant.
Worktops & kitchens
Kitchen joints often have grease and cleaning residue deep in them, so cleaning takes longer than in a bathroom.

What happens on the day
There is not much for you to do on the day. Show us the job and we will take it from there. The work itself takes a few hours for a typical bath or shower, longer where several layers have been applied from start to finish. Outside jobs in Sullom need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First we find out how and where the joint has failed.
- All the old sealant comes out, including any layers underneath.
- We clean the joint, treat any mould and let it dry.
- We use the right backing and sealant for any joint that moves.
- We tool the joint and tell you about anything else that needs attention.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Mention any leaks or damp you’ve noticed
- Let us know about stairs, lifts or work at height

DIY sealant or a professional job?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Keeping the joints in good condition
So the new joints stay in good condition:
- Deal with small splits early
- Report a tray that rocks or a worktop that lifts
- Never seal over old silicone
- Keep an eye on the ceiling below the bathroom
Keep an eye on the joint at first, especially if movement was the problem. Should anything change, drop us a line at info@mrmastic.co.uk.
Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.
